Community Assistant - Lease Up

About the Role Join NRP Group as a Community Assistant at our BRAND NEW LEASE UP community in Sherman, TX – Sutton Flats. Under the direction of the Community Manager, you will ensure excellent customer service in daily community management, coordinate all aspects of property operations, and act in the Community Manager's absence. Responsibilities Financial/Administrative: Maximize cash flow, manage rent collection, monitor banking activities, and maintain Yardi data accuracy. Assist the Community Manager in meeting revenue targets, stay on occupancy budgets, create market incentives, improve resident retention, and monitor financial performance. Execute re‑certifications per NRP Group policies, maintain resident files, and manage payroll reporting. Marketing: Support leasing team‑by‑leasing apartments, responding to phone inquiries, qualifying applicants, coordinating showings, preparing move‑in paperwork, and managing renewals and expirations. Conduct market studies, analyze traffic reports, and participate in marketing meetings. Customer Service: Plan resident events, perform daily property inspections, oversee service request turnaround, provide superior customer service, and handle on‑call duties. Team Development: Recruit, train, and supervise staff; assist with hiring procedures and evaluate team members. Administrative: Run errands, optionally assist at other properties, and perform other duties as required. Qualifications High school diploma or equivalent; college degree preferred. One-year property management experience or a 4‑year degree in a related field. Knowledge of Landlord‑Tenant laws, Fair Housing regulations, IRS Section 42, LIHTC program, and occupancy standards. Valid driver’s license and reliable transportation. Tax Credit Specialist (TCS) accreditation or LIHTC designation preferred.
