Real Estate Specialist

The Real Estate Specialist is responsible for all aspects of commercial retail leasing to include lease notification dates of our current portfolio, broker/developer relationships, market assessment, site selection, LOI and lease negotiation, market analysis, and presentation to leadership team. Other responsibilities also include reviewing existing assets, managing financial aspects of property and store closings, renegotiating rents and kick-outs for underperforming stores. They should be a self-starter and have an entrepreneurial spirit!

Essential Duties

• New site identification, assessment and negotiation. Which includes financial review
• Present detailed and commercially oriented site selection recommendations to the Head of Real Estate.
• Work closely with construction to ensure new locations are successfully brought into operation
• Develop relationships with landlords, developers, and brokers to ensure they are fully aware of Pet Supermarkets store requirements
• Identify, assess, and select new store locations and manage process from the initial site feasibility / assessment to Grand Opening
• Negotiate terms for new stores and when terms are agreed, instruct and work with Primark's lawyers until the closing of the transaction.
• Assist with the strategic planning for the retail stores, including financial analysis, market information, offering terms and conditions, contract review, and negotiations.
• Review and update retail real estate asset management best practices, forms, documents, and enhancements to the retail real estate database.
• Provide support to all internal teams and oversee lease requirements such as obtaining landlord consent, negotiating reinstatement requirements and collection of Tenant Improvement dollars, rent renegotiations.
• Manage current real estate assets by taking a proactive approach, anticipating lease renewals and terminations and all critical dates, lowering and auditing operating expenses, coordinating landlord approval of alterations & completing estoppel certificates and other required documentation.
• Provide regular reporting that tracks rent savings and other key terms negotiated
• Involvement in resolving Landlord related operational issues (i.e., negotiating HVAC replacements or other lease obligations required from the Landlord that affect operations)
• Ability to negotiate and manage many different transactions at the same time
• Frequent Travel required.
• Additional duties as assigned.

Experience & Education

• Bachelor's degree or equivalent experience
• 5+ years of real estate experience.
• A proven track record of developing, driving, negotiating, and closing commercial real estate deals
• An excellent negotiator with broad experience in negotiating retail lease agreements and a firm understanding of all aspects of retail leases.

• Must be able to complete site analysis, review revenue projections and determine optimal store locations
• Cultivates and maintains positive relationships with the Real Estate Development Industry.
