The primary purpose of the Maintenance Director is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with federal, state, and local standards, guidelines, and regulations governing the facility. The Maintenance Director ensures the facility is maintained in a safe, functional, and comfortable condition under the direction of the Administrator.

• Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, including its programs and activities

• Assume administrative authority, responsibility, and accountability for the Maintenance Department

• Coordinate maintenance services and activities with other departments and provide written or verbal reports and recommendations to the Administrator as needed

• Assist in establishing and maintaining a preventive maintenance program

• Perform repairs to facility and resident property as needed; coordinate with outside vendors when repairs cannot be completed in-house and ensure all contracted work is properly completed and supervised

• Identify, evaluate, and classify maintenance tasks, ensuring proper documentation of work involving potential exposure to bloodborne or bodily fluids

• Inspect storage rooms, work areas, utility rooms, janitorial closets, and other spaces to ensure cleanliness, safety, and proper supply control

• Participate in facility surveys and inspections conducted by regulatory agencies. Develop and submit corrective action plans for any identified maintenance deficiencies

• High school diploma or equivalent required

• Knowledge of boilers, compressors, generators, and mechanical, electrical, and plumbing systems

• Ability to read and interpret blueprints

• Knowledge of applicable building codes, safety regulations, and maintenance standards

• Familiarity with maintenance practices and procedures in skilled nursing or long-term care environments

• Ability to maintain supplies, equipment, and facility appearance, including regular safety inspections of resident areas and equipment

• Ability to plan and implement programs related to repair, construction, and equipment installation

• Must be able to move intermittently throughout the workday

• Must function independently with flexibility, integrity, and ability to work effectively with residents, staff, and outside agencies

• Must meet facility health requirements, including medical and physical examination

• Must be able to work with ill, disabled, elderly, emotionally upset, or occasionally hostile individuals

• Must be able to push, pull, lift, or carry at least 25 pounds to a height of 5 feet and move it at least 50 feet

• May be required to assist in resident evacuation during emergency situations
