This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. What Your Day Might Look Like Provide excellent customer service as a team member. Conduct prospect prospecting, apartment tours, and virtual leasing. Ensure a stellar move‑in experience for residents. Conduct market research on comps for marketing and advertising. Plan and execute community events. Follow up with prospects by phone and email. Utilize social media and internet platforms to market available units. Assist in lease renewals. Respond to resident concerns. What We Are Looking For Previous sales and customer service experience desired; a positive can‑do attitude required. Proficiency in MS Office Suite; knowledge of Yardi or OneSite desired but not required. Excellent written and oral communication, ability to complete legal documents, sell and explain apartment features, and answer resident questions. High level of professionalism in manner and dress. Essential Responsibilities Perform all sales and leasing activities to reach revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, background checks, preparing leases, and ensuring smooth move‑ins. Inspect apartments before move‑in to verify readiness and coordinate needed maintenance. Stay informed on market conditions, develop and implement short‑ and long‑term marketing plans, and follow concession and special program policies. Design and execute marketing activities such as referral and employer outreach, internet marketing tools, and community‑specific programs. Use the onsite property‑management software to track availability, record leasing activities, manage resident and prospect data, and capture demographic information. Maintain show unit standards, inspect marketing corridors, and coordinate merchandising with maintenance. Follow up with prospects and new residents for satisfaction via email, thank‑you notes, or calls. Support the lease renewal program with renewal letters, pre‑move‑out meetings, and timely execution of documents. Respond quickly and courteously to resident, client, or owner concerns, taking prompt action or forwarding requests as needed. Required Licenses or Certifications All required state and local licenses and certifications. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry, crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver objects up to 25 pounds independently and 50 pounds with assistance. Occasional travel for support, training, or business meetings. Work a flexible schedule, including evenings, weekends, and holidays. Compensation Hourly range: $20.00–$24.50. Base salary may be supplemented by bonus programs. Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance. On‑site Property Positions: Eligible for weekly, monthly, or quarterly bonus programs.
