JOB DESCRIPTION Ballard Yards has an immediate opening for an experienced Leasing Professional! Our team members are high performers that care about customer service and exceed expectations. The Leasing Professional plays a critical role in our success. This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing lease renewals. RESPONSIBILITIES Perform all sales and leasing activities to achieve community revenue and occupancy goals: greet and qualify prospects, conduct community tours and apartment showings, process applications, perform credit and criminal background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensure move‑in readiness, and schedule any outstanding items with the maintenance team. Stay informed about current market and competitor conditions, develop and implement short‑term and long‑term marketing plans and goals, and follow community policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure that the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs, merchandising show units, and preparing leasing office for daily leasing activities. Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize lease decisions or renewals. Execute support activities for the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document and convey requests to the appropriate individuals. QUALIFICATIONS Previous sales and customer service experience desired; a positive can‑do attitude is required. Proficiency in MS Office Suite; additional property management software (Yardi/One Site) desired but not required. Demonstrated ability to read, write, and communicate effectively, complete legal documents, sell and explain apartment features, and answer resident questions. High level of professionalism in manner and dress. PHYSICAL DEMANDS Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, business meetings, or other situations necessary for responsibilities. Work flexible schedule, including calls during evenings, weekends, and holidays. COMPENSATION The hourly range for this position is $21.00 – $24.00.
