Role Overview: Homebound is looking for a Land Acquisition Analyst to support our land teams in Dallas–Fort Worth, Houston and Austin TX as we grow our pipeline of new home communities across Texas. Reporting to the Division Vice President of Land, you’ll be the analytical engine behind our land deals: underwriting opportunities, building market and competition studies, and preparing the Investment Committee (IC) submittals that drive decisions on where and how we build. This is an entry-level role for someone who wants to learn the land business from the ground up. You’ll work side by side with our land acquisition leaders on live deals, from first look through contract and closing, and partner closely with Finance, Investment Strategy, Sales, Marketing, and Pre‑construction. Along the way you’ll build exposure to lot purchase negotiations, due diligence, and entitlements, with a clear path to grow into a Land Acquisition Manager role. What You’ll Do: Underwrite land and lot opportunities: build and maintain pro formas, lot takedown schedules, and returns analyses (IRR, margin, residual land value) to test deal viability against company hurdles. Prepare Investment Committee submittals: assemble IC memos, exhibits, site maps, and supporting data for the DFW and Houston land leaders, and keep materials current as deal terms evolve. Conduct market analyses: research submarkets, school districts, job and population growth, absorption, and pricing trends to support site selection and product and pricing recommendations. Build competition analyses: shop and tour competing communities; track builder pricing, incentives, lot sizes, product offerings, and sales pace; and summarize takeaways for deal teams. Screen and track the deal pipeline: log incoming opportunities from brokers, landowners, and developers, perform initial site screens, and maintain pipeline tracking and deal status reporting. Support due diligence: order and track third‑party reports (title, survey, environmental, geotechnical), compile findings, and monitor critical contract dates and deadlines. Assist with lot purchase agreements: abstract key terms such as pricing, takedown schedules, deposits, escalators, and delivery dates, and build term comparisons across opportunities. Maintain market data: keep comp databases, GIS maps, and land and lot price trackers up to date for both markets. Collaborate cross‑functionally: align with Finance, Investment Strategy/Capital, Sales, Marketing, and Pre‑construction on pricing, cost, and schedule assumptions. Get out in the field: visit sites and competing communities across DFW and Houston, and join land leaders in meetings with brokers, developers, and municipalities. What You’ll Bring: Required: Bachelor’s degree in Real Estate, Finance, Economics, Business, Urban Planning, or a related field. 0–2 years of experience in real estate, homebuilding, land development, commercial real estate, brokerage, or another analytical role (relevant internships count). Strong Excel skills and financial modeling fundamentals (cash flows, IRR, sensitivity analysis). Ability to turn data into clear, concise written summaries and presentation‑ready exhibits in PowerPoint or Google Slides. Strong attention to detail and organization, with the ability to manage multiple deals and deadlines at once. Curiosity about real estate markets and eagerness to learn land development, entitlements, and contract fundamentals. Clear, professional communication with senior leaders and external partners. Valid driver’s license and ability to travel regularly within DFW and Houston (occasional overnight travel between markets), including walking undeveloped sites. Preferred: Familiarity with housing market data tools such as Zonda, CoStar, or MLS. Experience with GIS or mapping tools (e.g., Google Earth, ArcGIS, Regrid). Knowledge of the DFW and/or Houston housing markets. Prior exposure to residential homebuilding or land development through work, internships, or coursework. Location: You must be located in the DFW area and be able to work a hybrid work schedule. This role supports both markets and requires regular in‑office and in‑field time, with travel between DFW, Houston, and Austin as needed.
