Strategic Analysis Of The Build To Rent Sector

Carry out a thorough strategic analysis of the Build to Rent Sector, to establish whether Landsec should, and how it could, enter the sector at scale.

A high quality, detailed report which allows the Executive Committee and Board to agree a strategy for Landsec on the Build to Rent sector. The report will include:

• An analysis of the context driving the growth of the sector, including government policy (including emerging) and the evolving demographic, social, economic, political and planning landscape.
• A review of the competitive landscape within the sector, scrutinising existing models across domestic and international markets.
• Some clear recommendations on approach, including a thorough analysis of the proposed business model(s), including operations, to establish likely ideal locations, lot sizes, net returns, volatility, and obsolescence in comparison to Landsec existing core markets.
• A recommended investment strategy (e.g. organic vs acquisition-based).
• Implications for the current structure, capabilities, and business model of Landsec, and a resourcing strategy for taking the work forward, if appropriate
• The building of knowledge and understanding of the sector within the existing Landsec teams in both the London and Retail Business Units and in the relevant Group functions.
• The establishment of a robust framework and methodology for sector Strategic Reviews which can be usefully applied to subsequent reviews of other sectors.

Initial assumption is that there are no other dedicated team members, but the role will have access to support from both the Retail and London Business units (Commercial, Portfolio and Development teams), from relevant Group teams (Finance, Research, Corporate Affairs etc.) and third party support where required.
