Position: Leasing Consultant FLSA Status: Non-Exempt Reports to: Property Manager General Purpose The Leasing Consultant provides information, onsite tours of the community, with the intent to lease apartments to prospective residents; provides customer service to existing residents to make a positive impact for the property. Activelyparticipateinleasingandmarketingof thecommunity tomaximizeoccupancy. Standto meetand greet clients,prospects,andresidents ina friendly andwelcomingmanner,always conformingto Fair Housingregulations. Maintainthe highest levelof customer serviceand onlinepresenceto obtain satisfactoryscores onsurveys/reviews fromresidents and prospects. Answer lease related questions in-person, over the phone or electronically. Involve Property Manager or Assistant Manager asneeded. Tourcommunity,amenitiesandvacant apartments withprospectsandhavecurrent knowledgeofapartmentspecifications,vacancies,notices,andrentalrates. Advance preparationfornewresident'smove-in by completing theLeaseFileChecklistpriortomovein dateby inspectingtheunit,makingsuretheleasepaperworkandkeysareready. Utilizetheleadmanagementsystem,recordallactivityandaccomplishdailyfollowupwithallprospectiveresidentsinaccordancewiththepolicyoftheproperty. Inspectthemodelapartments andtarget apartments andtourpathtoensurethey areready to show andmakea goodfirstimpressiontothepotentialresidents. Review currentrental rates,apartment sizes,availability,andthe amenities of property,andunderstandandutilizesRevenueManagementSystem(ifapplicable). Responsible for having a thorough knowledge of the surrounding area, comparable communities in the area, schools, shopping,buslines,andbeabletoconverttheknowledgeintoasellingbenefitfort he property. Shopcompetitivepropertiesinpersonandoverthephone,andunderstandtheirpricing,fees,concessions,andamenities. Developfull knowledge of applicationinformationrequired, understandthe screeningprocessand be familiarwiththe residentselection criteria. Understandandmaintainanon-goingresidentretentionprogramunderthedirectionofthePropertyManager. Maintainknowledgeofcurrentmarketconditions,asitpertainstoyourcompetition. Sendrenewalletterstoresidentsandtrackthe numberofrenewals. Courteously process resident communications including service requests, entering the request intoYardiandcommunicatingtherequesttotheServiceTeam. Accuratelycompleteleaseformsandcollectrentaldeposits. ResponsibleformaintainingandupdatingLeasingBinder. Responsiblefor uploadingallresident and property files to Yardiinaccordance withtheResident FilePolicyintheOperationsManual. Clearandorganizethedeskandofficeareas to presenta professionaland pleasant"curbappeal"oftheproperty. Efficientandtimelyprocessingofallrequiredadministrativeforms,reportsandrelatedinformation. Attendanceisimperativeandthispositionwillberequiredtomaintainonsitehours. Otherdutiesasassigned. Job Qualifications Knowledge: Knowledgeofwebplatformsforvirtualtours(i.e.,Zoom) Competenceinpersonalcomputerskills,MicrosoftOffice,(includingWord,Excel,andOutlook). Yardi/Entradaexperienceisaplus. Basicmathskillsrequired. Learnanddisplayknowledgeofleaseterms,unitspecificationsandallcommunitypolicies. AchieveFairHousingcertification(within3days)priortointeractionwithprospectsandresidents. Skills: Strongoralandwrittencommunicationskills Ability: Maintainapositiveattitude,professionalappearance,andcourteousdispositionalways. Demonstrateabilitytoapply principlesof logicalthinkingto define problems, collect pertinent data,establishfacts, draw validconclusions,andinitiateappropriatecourseofaction. Abilitytolearnnewsoftware. Experience: 1-2yearssalesandcustomerserviceexperience. Education: High School diplomaorequivalent WorkingConditions Continuallyneedtomaintaininterpersonalcommunications.
