Land Development Manager

Land Development Manager The Land Development Manager is responsible for managing the Division’s land development program by directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation, vertical construction, and public utility coordination. Responsibilities Deliver new projects on time using construction schedules, contract documents, budgets, environmental studies, geotechnical reports, engineering and architectural construction plans, and permit compliance reports. Work closely with Area Construction Managers and the Director of Construction to deliver ready‑to‑build home sites. Assist in creating development budgets during the entitlement process and value‑engineer specific project design aspects. Develop positive relationships with jurisdictional entities while preserving land use and development rights. Oversee projects from permit approvals through construction, plat recording, final certification, and community turnover. Manage all field operations related to land development including erosion control, grading, wet and dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post‑construction as‑builts, certifications, and compliance letters. Handle HOA management: quarterly meetings, budget analysis, and improvements to common open space. Maintain bond compliance and retrieval of all types of guaranties used by the division. Collaborate with departments to deliver amenity/recreation centers, common entry landscaping, and marketing windows. Manage SWPPP compliance. Reconcile project development budgets with the Director of Development. Perform additional duties as assigned by the Director of Land Development. Qualifications High School Diploma or equivalent (Bachelor’s degree in construction management, engineering, or related field preferred). Minimum 5 years of experience in land development. Computer literacy, including word‑processing, spreadsheets, project scheduling, and data management software. Detail‑oriented, problem‑solving skills for complex situations. Valid Driver’s License and good driving record. Valid auto insurance coverage required. Finger dexterity required for computer use. Physical & Office/Site Presence Requirements Regular in‑person attendance at company communities, job sites, and offices during normal work hours is essential. Requires working over eight hours per day in confined construction trailers, operating a motor vehicle, reading plans, climbing stairs and ladders, bending, stooping, reaching, lifting, moving, or carrying equipment up to 50pounds, and occasional operation of construction equipment.
