Commercial Maintenance TechnicianPay Rate: $40- $42 Location: 100 4th Ave. N. Seattle WA - M-F 8am - 5pm with possible OT Overview of Work Environment/Client Nuances: Building houses a data center Tech will need to service retail spaces and video studios as well Team Overview: Candidate will work mostly independently Resource's typical working day: Daily rounds of all equipment Handle work orders that come up Preventative maintenance Licenses/Certifications: Journeyman 07 Electrical Administrator EPA 608 Universal Certification preferred Must Have Skills: Commercial maintenance experience Nice to have skills: HVAC and mechanical experience highly preferred Years of Experience: 5+ years Education H.S. diploma or GED Software skills: Microsoft Office skills Computer skillsJOB SUMMARYThis role utilizes advance skills to perform preventative maintenance and corrective repairs in a Data Center operation. Oversight of electrical and mechanical systems, including but not limited to: Universal Power Supply (UPS) systems, generators, chillers, Electrical Distribution, HVAC systems, Building Management Systems (Client) systems, and CMMS Work Dispatching.ESSENTIAL DUTIES AND RESPONSIBILITIESPerform daily site inspections of all Mechanical & Engineering (M&E) systems and technical equipment, including servicing and maintenance.Under close supervision, complete assigned work according to established processes and procedures in accordance with Environment, Health and Safety Policy - ensuring all safety processes and PPE requirements are followed.Also, ensure all regulatory requirements and quality standards are met.Oversee third-party vendors, ensuring compliance with developed processes, procedures, and all applicable laws/regulations.Accompany vendors on site visits on an as needed basis and ensure site standards are met. Help create and develop work processes, Job Hazard Analysis reports, and SOPs for critical work with risk assessment. Ensure that CERM documents and logbooks are updated.Complete all required training in order to ensure successful completion of all job-related responsibilitiesSUPERVISORY RESPONSIBILITIESNo formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. May coordinate work and assign tasks.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.MUST HAVES:2-4 years of experience in mechanical or electrical fields (HVAC, plumbing, electrical)Strong background in either HVAC or ElectricalKnowledge of emergency response/standby/call out activities and protocols.High School Diploma/GED requiredCERTIFICATES and/or LICENSES: EPA 608 Universal Certification preferred.COMMUNICATION SKILLSAbility to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.Ability to write routine reports and correspondence.Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.Ability to effectively present information to an internal department and/or large groups of employees.FINANCIAL KNOWLEDGERequires basic knowledge of financial terms and principles.Ability to calculate simple figures such as percentages.REASONING ABILITYAbility to understand and carry out general instructions in standard situations.Ability to solve problems in standard situations. Requires basic analytical skills.OTHER SKILLS and/or ABILITIESExperience in a financial setting working with billing and payables; prior experience using a financial system; and the ability to use Microsoft Excel.Ability to comprehend and interpret instructions, short correspondence, and memos.
