Role Summary

The Project Manager will be responsible for the overall planning, management, and execution of assigned construction projects. This individual will oversee project financials, contracts, schedules, risk management, subcontractor coordination, quality, safety, and client relationships. The Project Manager may lead multiple projects simultaneously and supervise Project Engineers or Assistant Project Managers while ensuring successful project delivery and profitability.

Senior Living or Multi-Family construction experience is highly preferred.
Key Responsibilities

• Lead large, fast-paced wood-framed construction projects with high-end finishes while maintaining exceptional customer service.
• Manage all aspects of prime contracts, subcontract agreements, purchase orders, and project compliance requirements.
• Lead subcontractor negotiations, scope development, buyout processes, and cost management.
• Develop and maintain project budgets, monitor financial performance, and prepare accurate cost projections.
• Create and manage master project schedules, identify critical path activities, and implement recovery strategies when needed.
• Coordinate with superintendents to maintain schedule milestones and ensure timely project completion.
• Oversee procurement and delivery of materials, equipment, and subcontractor services.
• Manage project setup, documentation, administration, and final closeout procedures.
• Ensure quality control standards are maintained through inspections, documentation, and coordination with field teams and subcontractors.
• Maintain compliance with safety regulations and construction site requirements, including OSHA standards.
• Identify project risks and implement mitigation strategies.
• Manage change orders, cost impacts, claims resolution, and contract modifications.
• Review payment applications, maintain accurate cost coding, and support positive project cash flow.
• Lead owner, preconstruction, and coordination meetings.
• Coordinate project closeout documentation, warranties, as-built drawings, and operational manuals.
• Maintain strong relationships with owners, architects, subcontractors, suppliers, and internal teams.
• Support warranty resolution and maintain high levels of client satisfaction.
• Provide guidance and oversight to project support staff, ensuring successful execution of all project responsibilities.

Qualifications & Requirements

• Minimum 7+ years of experience in commercial construction project management.
• Experience managing large-scale wood-framed projects and high-quality finish work preferred.
• Strong knowledge of construction contracts, budgeting, scheduling, procurement, and project financial management.
• Experience with subcontractor management, change orders, risk mitigation, and project closeout.
• Strong leadership, negotiation, problem-solving, and communication skills.
• Knowledge of construction safety practices and OSHA requirements.
• OSHA 30 certification or ability to obtain and maintain certification.
• Experience with construction management software and project documentation tools.
• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• Ability to pass required pre-employment screenings and meet project-specific requirements.
