A leading national affordable housing owner and developer is seeking a Warranty & Closeout Manager to take ownership of project closeout, turnover and warranty across a rapidly growing construction portfolio.

Operating across 28 states with approximately $2B of construction underway and a strong pipeline through 2029, the business is creating this position as more projects move from active construction into closeout and warranty.

This is more than a traditional warranty role. You'll have the opportunity to build and standardize the closeout function, remove this workload from the Construction PM team, identify recurring quality issues across projects and help improve future construction performance.

Key Responsibilities

• Own projects from substantial completion through closeout, turnover and warranty
• Manage punchlists, warranty claims and corrective work through final resolution
• Hold third-party GCs, subcontractors and vendors accountable for warranty obligations
• Manage O&M manuals, as-builts, warranties, commissioning reports and closeout documentation
• Coordinate turnover between Construction, Development and Property Operations
• Track multiple projects and buildings across a national portfolio
• Identify recurring workmanship, material, product or design issues and help develop long-term solutions
• Establish consistent closeout and warranty processes across the portfolio

What We're Looking For

• 5+ years of construction, multifamily development, project management, quality, warranty or closeout experience
• Multifamily construction experience strongly preferred
• Strong understanding of punch, turnover, closeout and warranty
• Experience managing and holding third-party GCs accountable
• Ability to read construction drawings, specifications and contracts
• Strong organization and ability to manage multiple projects simultaneously
• Procore experience preferred
• Ability to travel to project sites as required
