Maintenance TechnicianThe Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.ResponsibilitiesThe Maintenance Technician will:Conduct all business in accordance with company policies and procedures and all state and federal regulations.Be knowledgeable of all pertinent laws and EPA and OSHA regulations.Take immediate steps to correct any unsafe condition.Schedule and perform routine preventive maintenance on all appropriate equipment.Inspect and maintain all tools in excellent condition.Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.Perform work area clean-up and safety related duties.Ensure that storage areas remain locked when not in use.Diagnose and perform minor or routine maintenance or repair involving the following on a daily basis:Electrical and plumbingA/C and heating systemsAppliancesWater irrigation systemsStairs, gates, fences, patios, railingsTile, carpet, and flooringRoofing, gutters, fastenersInterior/exterior lightsFireplaces, ceiling fansGas fixtures and appliancesShutters, doors, cabinets, windows, sliding glass doorsBoiler, gas and electricDoor locks, P.O. boxes and locksSecurity systemsCeiling leaksWallsPool areas, tile, hot tub/spa, pool furnitureInspect and help coordinate all needed make-ready repairs and services.Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.Change locks, rekey locks and make keys.Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.Fulfill any other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company official as needed.QualificationsHigh school diploma or GED equivalent required.2+ years' experience in maintenance property management.EPA Universal Certification Required.CPO Certification Preferred.Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.Strong verbal and written communication skills.Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.Must be team oriented and a problem solver.Maintain professional appearance and manner at all times.May be required to work extended periods of time without relief, when responding to priority/emergency situations.Stooping, standing, climbing (ladders and stairs) as needed.Ability to lift and carry objects of up to 50 lbs. for distances of up to 30 feet.Must have a valid driver's license.This position requires rotating on-call, including nights, weekends, and holidays.Total RewardsThe RMR Group offers an extensive total rewards package to ensure that your benefits align with your needs.
