Full-time · Monday–Friday, 8:30 AM–5:30 PM · In office during onboarding, then hybrid (3–4 days in office)

Compensation: $75,000–$85,000 base plus a performance bonus of up to $15,000 (on-target earnings $90,000–$100,000)

ABOUT LIGHTROCK MANAGEMENT

We are a growing real estate investment and management firm with over $18 million in assets under management, focused on value-add multifamily and mixed-use properties in the New York metro area. Our portfolio is 64 units across New Jersey and Connecticut, and we are actively acquiring. We run lean and move fast, and we want someone who takes initiative and wants to grow with the company.

THE ROLE

One person, working directly with the principal, runs day-to-day property management and company administration for the entire portfolio. You will own four things: property operations, vendor invoices, financial reporting, and project coordination. The seat is supported by an outside bookkeeper, counsel, a leasing brokerage, and building superintendents.

WHAT YOU'LL OWN

Property operations

• Tenant relations, leasing, renewals, and collections across residential and retail

• Maintenance and repairs from intake through verified completion, including turnovers and seasonal contracts

• Occupancy, collections, and open work orders, kept current in AppFolio

Invoices and vendors

• Reconciling every invoice against its bid, contract, or work order before it reaches ownership, and pushing back on charges that don't hold up

• Preparing a decision-ready summary with your recommendation; ownership approves and releases all payments

• Approval authority for routine items up to a threshold set at hire

Financial and investor reporting

• Running the monthly close with our bookkeeper and reviewing property income statements before ownership sees them

• Tracking occupancy, collections, expenses, and NOI, and flagging trends early

• Insurance renewals, 1099s, year-end coordination with our CPA, and support on refinancings and acquisitions

Project coordination

• Quotes, bid comparisons, permits, rebate applications, and schedules for construction projects the principal directs

• Confirming work is complete before it is paid; site visits when needed (no car required)

Systems

• AppFolio, SharePoint, , and Excel: keep them accurate, build out automations, and use AI tools to eliminate repetitive work

WHAT WE'RE LOOKING FOR

• 3+ years in residential multifamily property management or real estate operations; New Jersey or Connecticut experience is a plus

• Owner-side experience preferred: you have produced owner or investor reporting, not only site-level reports

• Strong Excel and comfort with rent rolls, budgets, and operating statements

• AppFolio or comparable software experience; quick to learn new tools

• Clear, professional communication with tenants, vendors, attorneys, brokers, and lenders, including telling a vendor their invoice is wrong

• Takes ownership, closes things out completely, and creates structure where there isn't any

GROWTH

The first 90 days are in the office five days a week; the role moves to hybrid after the 90-day review. The bonus is tied to measurable results: collections and occupancy, expense savings, reporting accuracy, and systems implemented. Career path: Property & Operations Manager ?
