The Opportunity : Car Park is looking for a sharp, ambitious, technology-driven Business Development & AI Sales Research Specialist to help us aggressively expand our portfolio throughout Southern California. 

This is not a traditional desk sales position . We want someone who knows how to find opportunities before everyone else does , identify the decision-makers, make contact, open doors, and help turn prospects into appointments and new accounts. 

The Role:

Car Park Inc. is looking for a motivated, resourceful sales and research professional to help identify and pursue new parking-management opportunities throughout Los Angeles and Southern California.

This is a hands-on prospecting position , not a desk-only sales job. The objective is simple: find opportunities, identify the decision-maker, make contact, get through the door, schedule the walkthrough, and help move the opportunity toward a signed contract.

What You’ll Do:

• Research hotels, hospitals, medical buildings, mixed-use properties, office buildings, residential communities, restaurants, nightlife venues, retail centers, and other properties that need parking or valet management.
• Use AI tools, LinkedIn, online databases, property records, Google, industry resources, and creative research to identify prospects, ownership groups, management companies, and decision-makers.
• Build and maintain targeted prospect lists with names, titles, emails, phone numbers, property information, and current parking arrangements.
• Make outbound calls, emails, LinkedIn outreach, and direct introductions .
• Canvas Los Angeles in person —visit properties, introduce Car Park, obtain management contacts, and identify potential opportunities.
• Schedule qualified meetings, property walkthroughs, presentations, and site evaluations for Car Park management.
• Learn enough about each property to identify operational problems and opportunities before the meeting.
• Maintain an organized pipeline and consistently follow up with prospects.
• Assist management with proposals, presentations, research, and closing opportunities.
• Track activity and results: properties researched, calls made, contacts reached, meetings scheduled, walkthroughs completed, proposals generated, and contracts won.

Who We Want:

• We are less concerned with a fancy title or a long résumé than with drive, intelligence, organization, communication skills, and results .
• You should be comfortable using modern technology and AI as an everyday business tool . You should know how to research something you don’t know, find the right person, pick up the phone, walk into a property, start a conversation, and keep pursuing an opportunity professionally.
• Experience in B2B sales, hospitality, commercial real estate, property management, parking, facilities, or related services is valuable but not mandatory for the right candidate.
• You must have reliable transportation and be comfortable spending significant time in the field throughout Los Angeles.

Compensation:

Base salary + commission + performance incentives + mileage reimbursement.

The compensation structure should reward what matters: qualified opportunities, signed contracts, and profitable new business.

• Qualified appointment: $100.

• New account signed: $1,000. 

• Commission: 3% of first-year gross profit.

• Large account bonus: $2,500–$5,000.

• Expected earnings: $80,000–$120,000+ annually.

• Commission is uncapped .

Preference: $70K base + strong commission. You want someone hungry enough to prospect, cold call, canvass, research with AI, and generate appointments—not someone comfortable collecting a salary.
