IDM is hiring for a Regional Community Manager to oversee our East Valley portfolio in the greater Phoenix area.

Overview:

\n

The Regional Community Manager is responsible for all aspects of a portfolio of communities, ensuring operations run smoothly. This position is empowered to provide strategic leadership through oversight of onsite staff to develop and carry out plans that maintain and improve the physical and financial health of the community and its residents. The ideal candidate will have the ability to prioritize responsibilities in a fast paced, dynamic environment, while maintaining a consistent commitment to excellent customer experience.

Duties/Responsibilities:

• Maintain knowledge of market conditions and oversee the marketing efforts of the staff to include outreach, preferred employer programs, networking, and social media campaigns.
\n
• Generate reports, research, perform audits, conduct analysis, monitor daily property performance, in accordance with budget and company standards.
\n
• Review, approve, and oversee administrative tasks, including POs, expense reports, applications, move ins, delinquency, lease renewals, move outs, notices, month end accounting, variance reports, and eviction process. Take on tasks, as directed.
\n
• Lead annual budget creation and assist staff in managing budget and cyclical financial duties to maximize income, while reducing expenses, including revenue protection.
\n
• Ensure monthly resident events are held, to aid in retention, positive reviews, and occupancy goals.
\n
• Provide concierge level customer service to clients, customers, vendors, and co-workers; follow up and follow through in a timely manner. Demonstrate positive conflict resolution and always being respectful and professional.
\n
• Forecast, hire, train, develop, coach, set goals/expectations, and provide supervision, empowerment, support, feedback, and discipline to staff. Act as Liaison to Human Resources, in accordance with the Employee Handbook, including payroll duties.

• Partner with key departments, such as Pricing, Marketing, Accounting, Construction, and People Operations for strategic planning.
\n
• Perform routine property walks and onsite inspections. Participate in oversight of capital expense projects. Facilitate new community onboarding and lease up functions.
\n
• Comply, and oversee that staff comply, with federal, state, and local Landlord/Tenant laws; Fair housing regulations; company policy and procedures.
\n
• Comply with all company policies, while demonstrating IDM's Core Values at the highest level.

Required Skills/Abilities:

\n

\n
• 7+ years of relevant property management experience required; preferably conventional.
\n
• 3+ years in a multifamily regional manager role; preferably conventional.
\n
• Excellent interpersonal, motivational, time management, and leadership skills. High level of executive presence.
\n
• Team player, willing to go the extra mile to provide concierge level customer service. Shows initiative and is skilled in contingency planning.
\n
• Strong multi-tasking, organizational, and problem-solving skills, with attention to detail; a solution finder.
\n
• Ability to effectively communicate at all levels of the organization; both written and verbal. Demonstrates a high level of executive presence.
\n
• Well versed in property management software and technologically savvy.
\n
• Understands preventative and ongoing property maintenance.
\n
• Some travel and after hours are required.
