Position Overview Job Title: Community Manager Salary: $26.00 - $30.00 per hour, depending on qualifications, education, and prior experience Other Compensation: The position includes a 2-bedroom, 2-bathroom manufactured home (approximately 1,232 sq. ft.). The home includes 2 covered porches, a 10x10 shed with lofts for storage, a laundry room with storage. Office is attached to the home for an easy commute. Living on site is required Schedule: Monday – Friday; 8am - 5pm Explore Portage Green Estates: Job Description Summary We are seeking a dedicated Community Manager to manage the day-to-day operations at our manufactured housing community, Portage Green Estates (79 homes), located in Arlington, WA. This role includes managing team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals and ensures that the operation of the property complies with company policies and procedures and other laws and regulations governing manufactured housing operations. Key Responsibilities Represent Investment Property Group in a positive and professional manner at all times. Oversee the operational integrity of a manufactured housing community and support staff to ensure the company meets financial performance and compliance. Enforce lease agreements, community rules, and regulations. Exercise common sense, good judgement, and consistency with management related matters. Oversee the application process for new move-ins. Lead, coach, and motivate team members to ensure employees feel valued and empowered. Build and maintain positive relationships with on-site teams, colleagues, residents, vendors, and stakeholders. Ensure compliance with regulatory requirements, preparation, and submittal of reports to partner agencies. Ensure that all property staff adheres to the policies and procedures. Oversee the collection of rents and other monies and complete bi-monthly deposits of all monies collected. Review all delinquent accounts, resident receivables, and accounting reporting. Conduct interviews, hires, training, evaluations, development, and discipline of all on-site staff. Meet with and respond to resident concerns and grievance requests. Liaison with local community development agencies and law enforcement. Adhere to Fair Housing, Equal Employment and Equal Housing Opportunity requirements. Ensure site staff responds to resident requests or complaints. Manage legal work-up for property. Perform light landscaping and groundskeeping duties as needed, including picking up debris/trash, mowing small lawn areas, and helping maintain overall community curb appeal. Qualifications & Requirements 1+ years’ experience managing a manufactured housing or multifamily community of 100+ units. Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members. Exceptional time management and problem-solving skills. Ability to handle conflict resolution, complaints, and provide a high level of customer service tailored to the community demographic. Experience with rent collection and delinquency management. Be able to identify areas for improvement and offer suggestions to improve the efficiency, productivity, and profitability of the property. Ability to deliver excellent customer service, including responsiveness to tenant needs and community engagement. Ability to handle complaints and ensure community standards are upheld. Strong verbal and written communication skills to interact with tenants, contractors, and local authorities. Familiarity with property management software and basic accounting systems. Marketing and sales skills to promote vacant lots or homes and maintain high occupancy rates. Must be willing and able to perform occasional light physical work related to community appearance, including light landscaping and property upkeep tasks when needed to support daily operations.
