About this position: Site Superintendent in Guam The Essential Duties and Responsibilities are intended to present a descriptive list of the range of duties performed for this position and are not intended to reflect all duties performed within the job. Essential Duties & Responsibilities Coordinate internal resources and third parties/vendors for the flawless execution of projects. Ensure all projects are delivered on-time, within scope, within budget and in accordance with approved design and specifications. Communicate and ensure resource availability and allocation. Use appropriate verification techniques to manage changes in project scope, schedule and costs. Report and escalate to management as needed. Manage the relationship with the subcontractors. Perform risk management and quality control to minimize project risks. Establish and maintain relationships with third parties/vendors and subcontractors. Create and maintain comprehensive project documentation. Attend, facilitate, coordinate all required meetings and progress updates. Enforcing vendor and subcontractor contracts within the context of the project. Providing onsite project oversight and leadership of quality control, safety and risk mitigation. Responsible for developing, reviewing, and updating construction schedule, subcontractor management, scheduling equipment and material deliveries, and support in project close-out documentation and coordination as needed. Monitors and supports quality control, safety, and efficiency for construction operations. Interacts with management to document and monitor changes in construction procedures. Reviews drawings to address construction issues and ensures a good plan in advance. Recommending vendors and subcontractors for various projects, discussing and supporting project management in obtaining appropriate quotations as needed. Interfacing with the owner, internal design/build teams, and subcontractors to provide feedback as needed. Required (Minimum Necessary) Qualifications
- Minimum 12 years of experience working in the construction industry, with a minimum of 6 years working on federal government construction projects.
- Experience with OSHA, EM 385-1-1 and other regulatory requirements and industry standard.
- Experience directing, training, and motivating field personnel.
- Must be able to obtain GSA and military base passes and be able to operate motor vehicles on military installation.
- Understanding of federal construction requirements and ability to adhere and manage.
- CQM for Contractors Certification or ability to obtain.
- OSHA 30 or ability to obtain.
- First Aid / CPR or ability to obtain.
- Flexibility in required duties.
- Self-motivated.
- Must be able to handle stress and work in high pressure environments or under difficult conditions.
- Analytical and problem solving skills.
- Familiarity with other PC software packages typically associated with construction.
- Ability to meet deadlines and multi-task in fast paced environment.
- Proficient or have the ability to learn Microsoft Office Suite (Word, Excel, and Outlook).
- Ability to read and to interpret drawings and specifications.
- Ability to communicate effectively with all levels of the organization, as well as with customers and vendors.
- Detail oriented with the ability to efficiently analyze and organize significant amounts of information regarding plan layouts, materials, and scheduling
- Ability to assess site exposures/construction risks and mitigate accordingly.
- Ability to identify constructability issues.
- Ability to operate typical construction site equipment such as manlifts, forklifts, bobcats and pallet jacks.
- Knowledge of organizational procedures and workflows - understanding how work moves through a company.
- Basic knowledge of relevant technologies or tools - e.g., Microsoft 365, communication platforms, or industry-standard software.
- Knowledge of customer service practices - principles of providing quality service and managing inquiries professionally.
- Knowledge of data privacy and confidentiality principles - awareness of proper handling of sensitive information.
- Communication skills (written and verbal) - ability to convey information clearly and professionally.
- Time management and prioritization - balancing multiple tasks and meeting deadlines.
- Problem-solving and critical thinking - analyzing issues and selecting appropriate solutions.
- Interpersonal and teamwork skills - building rapport and collaborating effectively with others.
- Attention to detail - producing accurate, error-free work.
- Ability to spend long hours at a work station operating a computer or in the field supervising crews.
- Dexterity and good motor skills.
- Performance of the required duties will require physical ability to climb permanent and temporary stairs.
- Passenger use of construction personnel hoists, ability to climb ladders and navigate work areas under construction.
- Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
- Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl.
