Property Manager

Meadows & Ohly is seeking a highly motivated property manager to oversee a portfolio of medical office buildings. This role is ideal for a service-driven leader who excels at building relationships, managing operations, and delivering an exceptional tenant experience within healthcare real estate.

Essential duties and responsibilities include:

• Building strong, professional relationships with tenants, owners, and healthcare partners
• Ensuring properties operate safely, efficiently, and in line with regulatory standards
• Conducting routine property inspections and overseeing maintenance, repairs, and improvements
• Reviewing operating expenses regularly to ensure accuracy, appropriateness, and alignment with financial goals
• Conducting detailed analysis of expense trends and providing recommendations to reduce unnecessary costs
• Developing and managing operating budgets, financial reporting, and variance analysis
• Overseeing rent collection, critical lease dates and terms, and lease compliance
• Supporting leasing efforts through tours, tenant meetings, and coordination of lease activities
• Leading tenant move-ins/move-outs and supporting tenant improvement (TI) projects
• Managing vendors, service contracts, and preventive maintenance programs
• Providing leadership to management staff and promoting a culture of service and accountability
• Maintaining life safety programs and supporting capital project planning and execution
• Leading annual staff performance reviews. Helping mentor, guide, and direct future career development
• Conducting and maintaining positive relationships with industry, government, and vendor representatives as necessary in the successful management of the property

Knowledge, skills, and abilities include:

• Ability to comprehend, analyze, and interpret business documents and contracts
• Ability to comprehend, analyze, and interpret lease and other real estate documents
• Ability to forecast and prepare budgets
• Ability to lead, manage, and motivate others
• Ability to address and resolve sensitive matters, complex inquiries, and client or internal concerns with professionalism, discretion, and sound judgment
• Ability to make effective presentations to a client, prospective client, or internal staff
• Ability to multi-task and consistently meet deadlines
• Ability to work independently and in a team environment
• Ability to manage design, construction, and other professionals on tenant improvement and capital projects
• Ability to negotiate effectively and respectfully

Minimum qualifications include:

• Bachelors' degree from a four-year college or university; or five years related experience and/or training; or equivalent combination of education and experience
• Active real estate salesperson's license is required
• Must have reliable transportation and hold a valid driver's license
• Must be able to successfully pass a background, credit, and drug screen
