Construction Project Manager

A well-established commercial general contractor is seeking an experienced Project Manager to oversee commercial construction projects from preconstruction through closeout. The ideal candidate is a proactive, organized construction professional who can manage budgets, schedules, subcontractors, clients, and project documentation while maintaining a high standard of communication and customer service. Responsibilities Manage multiple commercial construction projects from initial planning through final closeout. Review project drawings, specifications, scopes of work, budgets, and owner proposals. Develop and maintain project schedules, critical-path timelines, and phased construction plans. Lead coordination with owners, architects, engineers, subcontractors, suppliers, and field teams. Partner closely with the Superintendent to address site conditions, schedule impacts, safety concerns, and project challenges. Conduct and document regular project meetings; distribute meeting minutes and updated schedules to project stakeholders. Prepare, submit, and track RFIs, submittals, change orders, and other project documentation. Support subcontractor buyout, scope review, contract development, and procurement activities. Monitor project costs, review subcontractor payment applications, and coordinate owner billing. Evaluate subcontractor change requests and prepare owner change-order documentation for approval. Oversee project closeout requirements, including final documentation, punch-list completion, warranty materials, and final payment collection. Identify risks early and develop practical solutions to protect budget, schedule, quality, and client relationships. Qualifications 5+ years of Project Management experience with a commercial general contractor. Experience managing commercial projects typically ranging from approximately $250K to $5M+. Background in one or more of the following project types: commercial interiors, retail, restaurant, healthcare, industrial, specialty facilities, or similar commercial construction. Strong understanding of construction documents, specifications, estimating, procurement, scheduling, cost control, and project financials. Ability to read and interpret plans, specifications, contracts, local codes, and project requirements. Proven ability to manage subcontractors, clients, design professionals, and internal construction teams. Strong written communication, verbal communication, organization, and problem-solving abilities. Working knowledge of Microsoft Office; experience with Procore, Bluebeam, Microsoft Project, or similar construction-management software is preferred. Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field is preferred. Ability to travel to local project sites as needed. Base salary of $155,000–$185,000, DOE.
