Assistant Property Controller

Summary/Objective The Assistant Property Controller is responsible for overseeing financial reporting, budgeting, forecasting, and internal controls for a residential real estate portfolio. This role partners closely with senior leadership, asset management, and property operations to support strategic decision-making, ensure compliance with US GAAP, and drive process improvements. The position also leads and mentors accounting staff, enhances systems and procedures, and provides financial guidance to property management teams to support organizational goals. Classification Exempt Location New York, NY 10022 Essential function/Responsibilities Manage all aspects of financial reporting, including monthly, quarterly, and annual financial statements. Monitor cash flow, accounts, and other financial transactions to ensure accuracy, completeness, and compliance with established policies and procedures. Coordinate financial forecasting and variance analysis to support strategic decision‑making by identifying trends, opportunities, and risks to optimize financial performance. Conduct targeted financial analyses to guide or support operational and strategic initiatives. Design and maintain budgets for properties under management. Develop and implement departmental procedures, processes, and systems to support both immediate needs and long‑term objectives. Evaluate and enhance accounting systems and processes to streamline operations and improve efficiency. Assess and implement internal controls to safeguard assets and ensure compliance with regulatory requirements. Work with senior leadership to identify and implement software tools to help facilitate operational efficiencies/process improvements. Provide guidance and support to property management teams on financial matters through effective communication. Collaborate with Paths senior management and asset management teams to develop financial strategies that align with organizational goals and objectives. Supervise and mentor accounting staff, fostering a culture of continuous improvement and professional development. Requirements Bachelor’s degree in Accounting, Finance, or a related field required; advanced degree or CPA strongly preferred Minimum of 7 years of accounting or financial management experience, including at least 4 years within residential real estate property management; affordable housing experience preferred Demonstrated progressive experience in roles such as Accounting Manager, Assistant Controller, or Controller Strong working knowledge of US GAAP and financial reporting standards Experience with property management software, preferably Yardi, and advanced proficiency in Microsoft Excel Highly developed analytical skills with strong attention to detail and accuracy Proven ability to communicate effectively and build productive relationships at all levels of the organization Strong leadership, decision‑making, and people‑management skills, with the ability to train, mentor, and motivate staff Salary Range $140,000 - $150,000 plus bonus Benefits Medical Insurance: 100% of medical benefits paid for employees only Voluntary dental and vision plan options Bonus Eligible Paid Time Off 12 Paid Company Holidays Voluntary short‑term disability, long‑term disability, life insurance, dependent coverage Voluntary accident insurance, critical Illness insurance, and hospital indemnity Insurance #J-18808-Ljbffr Paths Management Services
