The Opportunity

SR Construction Services, LLC is seeking a proven, results-driven National Director of Preconstruction & Subcontractor Buyout to direct our national estimating department, subcontractor procurement operations, and project buyout strategies.

In this high-visibility remote executive role, you will take operational command of the preconstruction lifecycle for a growing national Division 1 commercial general contractor specializing in ground-up builds, commercial tenant improvements ($2M–$25M portfolio scope), adaptive reuse, and industrial facilities. Leading a team of estimators and vendor development specialists, you will oversee detailed quantity takeoffs, value engineering, bid leveling, subcontractor negotiations, and contract buyouts. If you bring 10 or more years of commercial estimating experience, 5 or more years managing preconstruction teams, and a track record of protecting project margins during buyout, SR Construction Services provides a competitive base salary, direct buyout commissions, 100% remote working flexibility in ET, and company-provided technology.

Key Responsibilities

• Departmental Leadership & Workload Allocation: Direct the estimating and vendor development teams—managing project assignments, workflow priorities, bid schedules, and performance metrics across competitive and negotiated pursuits.
• Process Standardisation & Quality Assurance: Ensure department-wide adherence to established corporate protocols for cost estimating, quantity takeoffs, subcontractor procurement, buyout, and operations turnover.
• Estimating, Budgeting & Value Engineering: Oversee the formulation and review of conceptual budgets, detailed line-item estimates, master bid packages, and value engineering (VE) options for commercial ground-up and TI projects.
• Strategic Buyout & Subcontractor Procurement: Lead post-award project buyouts—conducting rigorous subcontractor evaluations, scope leveling, bid comparisons, rate negotiations, and subcontract execution.
• Vendor Network Expansion & Subcontractor Selection: Select and vet qualified trade contractors based on past performance, safety records, financial capability, scope coverage, and competitive pricing.
• Fiscal Margin Protection: Execute complete project buyouts within approved target budgets and procurement schedules while actively identifying opportunities to protect and expand gross project margins.
• Operational Handoff & Turnover Management: Coordinate closely with Senior Project Managers and Operations leads to execute complete, transparent preconstruction-to-construction project turnover packages.
• Dispute Resolution & Operational Support: Resolve preconstruction, scope gap, or procurement challenges, providing ongoing support to field operations if subcontractor replacements or contract adjustments become necessary.

What You Need to Succeed (Qualifications)

• Required
• Commercial Preconstruction Tenure: Minimum 10 years of verified commercial construction estimating and preconstruction experience with a commercial General Contractor.
• Departmental Management Experience: Minimum 5 years of experience directly managing an estimating department, preconstruction group, or vendor procurement team.
• Procurement & Buyout Mastery: Proven track record leading subcontractor procurement, trade scope leveling, price negotiations, and complete project buyouts.
• Diverse Scope Literacy: Hands-on experience estimating commercial ground-up developments, tenant improvements (TI), industrial builds, and adaptive reuse projects.
• Blueprint & Technical Fluency: Exceptional capability to read, interpret, and cross-reference architectural, structural, civil, mechanical, electrical, and plumbing (MEP) drawings and technical specifications.
• Technology Infrastructure Competency: Proficiency in BuildingConnected, Procore, Microsoft Office 365 (Advanced Excel, Word, Teams, Outlook), and commercial quantity takeoff / cost estimating software.
• Remote Execution Capability: Demonstrated ability to manage multi-project workflows, meet strict bid deadlines, and lead teams effectively in a 100% remote environment during Eastern Time Zone business hours.
• Preferred
• Project Scale Familiarity: Direct experience estimating and buying out commercial projects ranging from $2 million to $25 million in contract value.
• National Client Scope: Experience managing preconstruction workflows for national, multi-state corporate retail, industrial, or commercial clients.
