Gulf Coast Association Management (GCAM) is our community association management division, focused on managing Florida community associations governed by applicable Florida Statutes, including Chapters 718 and 720. Community Association Manager What We Need We are currently recruiting for the position of Community Association Manager . This role leads and mentors the management team responsible for the daily operations of assigned portfolio communities and serves as the central point of contact between the Board of Directors, homeowners, staff, and vendors. The Community Association Manager also helps ensure compliance with applicable Florida Statutes, including Chapters 718 and 720. Overview Based in our Lakewood Ranch office and serving the Bradenton and Sarasota areas, the Community Association Manager provides expert guidance, high-level service, and oversight to community association Board members. The right candidate will manage all aspects of community association operations, including financial management, property maintenance, resident relations, vendor management, and internal and external communications. The Community Association Manager plays an active role in the day-to-day operations of each association by executing governing documents, assisting with budgeting, overseeing common areas, coding accounts payable invoices, coordinating vendors, and supporting the greater good of residents while helping maintain property values. Because Board members serve in a volunteer capacity, the CAM provides professional management support and delivers services in accordance with the agreed management contract. This role requires a proactive approach to changes in relevant local laws and regulations, including sharing important updates with the Board as appropriate. The position is hybrid and requires at least two days per week in the office, with additional office days assigned as needed. The CAM will also conduct common area site inspections, CCR violation inspections, and onsite meetings with vendors and owners as required by the management contract. Employees may also be required to perform both lower-level and higher-level duties as needed. Client Relations Organize and attend board meetings, including preparing meeting agendas and minutes. Facilitate communication between the board, residents, and Gulf Coast Property Management. Address and resolve resident concerns and enforce community rules and regulations. Lead initiatives to improve community engagement and satisfaction. Provide essential reports and meeting materials to the Board of Directors in advance, take meeting minutes, and collect data for presentations regarding resident concerns or community issues. Ensure residents comply with community rules and regulations. Prepare and manage annual budgets, financial reports, and assessments. Ensure compliance with all governing documents, state laws, and regulations. Maintenance Coordinate with contractors and vendors for maintenance and repair work. Conduct regular property inspections to maintain and enhance property values. Identify repair, maintenance, and improvement needs for shared areas and facilities, and coordinate with contractors to complete the required work. Conduct inspections as needed, recognizing that the inspection team performs the majority of onsite inspections. Communicate property conditions to the Board, make recommendations for repairs or improvements, and coordinate follow-up as needed. Other Duties as Assigned Education and Experience 2 + years of proven experience as a Community Association Manager or similar role. CAM (Community Association Management) license is required. Strong understanding of financial management and budgeting. Excellent communication, negotiation, and interpersonal skills. Ability to multitask, prioritize, and manage time effectively. Knowledge of relevant laws, regulations, and best practices in property management. Proficiency in MS Office and property management software. Strong problem-solving abilities and customer service orientation. Bachelor’s degree in marketing, finance, or a related field is desired, or an equivalent combination of education and hands‑on experience will be accepted. A valid Florida Driver’s license is required. Knowledge, Skills, and Abilities Technical computer skills are required on all forms of hardware - laptops, tablets, and mobile devices. Professional communication skills are required across all forms of communication, including email, phone calls, video calls, and text messaging, to build strong relationships, trust, and client satisfaction. Ability to work independently and collaboratively in a fast-paced, deadline-driven environment. Excellent time management skills with the ability to change activity frequently and cope with interruptions. Highly responsive and reliable with strong attention to detail on all levels. Availability to travel occasionally to meet with clients or attend industry conferences or events. Work Environment and Physical Demands Five-day work week with travel throughout the week. Ability to stand, sit, and walk for an extended period. Ability to reach overhead and below the waist; regularly push, pull, and lift up to 25 pounds; occasionally lift or move up to 50 pounds; and bend, stoop, squat, kneel, and twist.
