PHYSICAL PLANT SUPERVISOR 3 Job Location: Address: 1826 West McDowell Road Phoenix, Arizona 85007 Posting Details: Salary: $63,000.00 - $73,000.00 Annually Grade: 21 Closing Date: August 23, 2026 Job Summary: The Physical Plant Supervisor 3 is responsible for overseeing the daily operations, maintenance, repair, renovation, and facility support functions of the Coliseum, home of the Arizona State Fair and numerous year-round events. This position supervises maintenance staff, coordinates preventive and corrective maintenance programs, oversees facility improvement projects, and ensures the Coliseum is maintained in a safe, operational, and event-ready condition. The Physical Plant Supervisor 3 reports directly to the Physical Plant Administrator and is expected to work a flexible schedule, including weekdays, evenings, weekends, and holidays, as required to support facility operations, special events, and emergency situations. Job Duties: Oversee daily operations of the Fairgrounds to ensure the facility is safe, functional, and fully prepared for the Arizona State Fair, concerts, sporting events, exhibitions, and other public gatherings. Respond to operational issues and emergencies by making timely, decisive actions to minimize downtime and restore facility readiness. Monitor service contracts and contractor performance to guarantee quality work, budget adherence, and contract compliance. Coordinate maintenance schedules and assignments to avoid disruptions during live events while meeting project deadlines. Supervise, assign, coordinate, and evaluate the work of facility maintenance personnel and specialized trade contractors engaged in repair, remodeling, and construction. Prepare operational reports, maintenance logs, capital project updates, charts, and research data using standard administrative software. Develop, implement, and monitor preventive maintenance programs for building systems, equipment, and infrastructure in coordination with Physical Plant Administration. Review and interpret blueprints, schematics, sketches, and technical construction documents to guide repairs, renovations, and capital improvement projects. Inspect facilities regularly to ensure strict adherence to national and local building codes, ADEQ (Arizona Department of Environmental Quality), OSHA, and other relevant state and federal regulatory standards. Knowledge, Skills & Abilities (KSAs): Knowledge of: Supervisory and management principles and techniques; Safety practices and national and local building codes; Preventive maintenance programs and repair methodologies; Equipment maintenance, new construction, remodeling; methods, and building repair techniques; Blueprint, sketch, and schematic interpretation; Structural components of commercial building construction and repair; Service contract administration and contractor oversight; Arizona Department of Environmental Quality (ADEQ) regulations; Occupational Safety and Health Administration (OSHA) rules and regulations. Skills in: Coordinating, scheduling, and assigning maintenance and construction projects; Developing and implementing preventive maintenance programs; Managing repair, remodeling, renovation, and construction activities. Effective verbal and written communication; Reading and interpreting blueprints, drawings, and schematics; Preparing reports, charts, and operational documentation; Conducting research and analyzing maintenance-related information; Building and maintaining effective working relationships across all organizational levels and with outside agencies; Making timely and accurate operational decisions; Applying problem-solving and conflict-resolution techniques; Supervising, mentoring, coaching, and developing employees; Utilizing computer systems and managing computer account procedures. Ability to: Apply, interpret, and inspect facilities for compliance with national and local building codes; Learn, interpret, and apply agency policies and procedures; Prioritize multiple work assignments while meeting operational deadlines; Supervise staff in a fast-paced, event-driven environment; Effectively coordinate maintenance activities during scheduled events and emergency situations; Work in environments that require flexibility, including weekends, evenings, and holidays; Establish priorities while maintaining a high level of customer service and operational readiness.
