Job Title: Maintenance Supervisor IJob Type: Full-TimeReports to: Property ManagerLocation: Seasons at Library SquareJob Summary:The Maintenance Supervisor at this property is responsible for keeping properties current and functional by providing consistent and ongoing maintenance. This position requires constant manual labor and the ability to pinpoint specific areas that require attention and address them immediately. In this supervisor role you will need to lead others and interact with tenants and other employees.Duties & Responsibilities:PlumbingDiagnose and replace heater pan parts, gas valves, and anodes – repairing water heatersReplace water heaters and expansion tanks – check for proper flue drawRepair pex lines and solder copperLandscapingOperating sprinkler clocks, programming, and repair of sprinkler headsChecking building landscaping and reporting of any items that need to be repaired or replaced – service requests written and addressed promptlyWinterize sprinkler systemsRepairing lawnmowers, blowers, etc.Lock and KeyKnow how and where to drill broken locks to remove without damaging the door or frameUsing other means to gain entry into broken locks without damageCutting doors to install lock setsKnow proper procedures to adjust and set the key cutterCarpetKnow several types of carpet and how they are made so you can make the best choice on which to use for different situationsElectricalSizing wire to match amperage drawApplianceStove: repair or replace elements, burners, ignitors, stove knobs, blower, gas valve, and leak detectionMicrowave: repair or replace door switches, fuses, magnetron, turn table motor, etc.Washer: repair or replace pumps, timer, lid lock, water fill valve, splutch, etc.HVACRepair or replace induction motors, gas valves, and blower motors on gas heatersRepair or replace water isolation valves, water pump, check valve, air bleed valve, mixing valve, and bower motors on hydronic heatersRepair or replace condenser fan motors, metering device (TVX valve or piston style), compressor and filter dyers, and capacitors for AC condensing unitsLeading proper procedures for charging the AC system using proper tools and safetyEPA certificationPool Care TrainingCPO certificationWinterize the pool and splash pad areasSummer start-up of the poolMaintenance of sand filter, jets, and chemical readingsRoofingReplacing and repairing ripped shingles due to wind damageBuilding ExteriorRepair or replace flashing, soffits, gutters, downspouts, stucco, light fixtures, emergency lighting, photocells, and lighting contractorsRepair or replace stair treads by welding or bolt-onGarage DoorReplacing door panels and realign the doorsRewrap cables and adjust spring tensionRequired to be on-call, rotating shifts, can occur nights, weekends, and holidaysAssist with additional needs that Mountain States Property Management may require to help residents in anywayMake ready units for new tenants looking to move inHelp train new maintenance technicians when they are hiredRequired Skills:General maintenance skillsBasic welding and trainingBe able to read a wiring diagram and schematicsTools and equipment needed to repair roof damageHeavy machine operationHand and power tool operationEffective communication skillsAbility to read blueprintsAppliance repairExperience and Education:1-3 years of maintenance supervisor experienceHigh School Diploma or equivalentCPO certification preferredHVAC / EPA preferredPhysical Requirements:Ability to stand for extended periods of timeTwisting, bending, stooping, walking, reaching over your headCarry up to 50 lbs.Being able to work in in-climate weather; rain, heat, cold, wind, snowWilling and capable to work extra hours when jobs demand it* This list of duties and responsibilities is not all-encompassing and may be subject to change to meet the evolving needs of the organization.If this excites you, and you are committed to upholding our core values, we’d love to hear from you!
