Living ManagerReports to: Community ManagerSUMMARYAs a Living Manager at CS Living, you will be responsible for coordinating and delivering the leasing and reservations activities that achieve budgeted revenue, occupancy priorities, resident retention, and leasing goals and objectives. Leading the team by example, you will contribute towards building a vibrant, safe, and welcoming community our residents enjoy being part of.PRIMARY RESPONSIBILITIESAlways acts as a role model by demonstrating the core valuesLeads the team towards achieving leasing goals and occupancy, and assists the Community Manager’s responsibilities in their absence, ensuring work is organized and executed in line with CS Living expectationsPossesses brand knowledge and awareness, ensuring the team acts as brand ambassadorsWorks in partnership with marketing to shape local marketing and leasing strategies based on relevant market data and deep market knowledge, and ensures marketing campaigns, advertising, and promotional activities are effectively implementedActively seeks interaction and contact with residents to proactively improve service levelsUses the Company’s property systems to generate sales and leasing reports and monitors unit availability data, ensuring it is accurate and up to dateMonitors incoming website/email traffic and works closely within the leasing team to ensure leads are followed up accordinglyStays informed about current market and competitor conditions that may impact the community’s occupancy and resultsOversees on-site enquiries, ensuring an appropriate inventory of “ready” apartments, recommending rent pricing and concessions, and monitoring the day-to-day sales and leasing activitiesActively participates in the leasing process by generating and monitoring traffic, qualifying prospects, preparing lease and renewal documents, and completing move-in/move-out and notice-to-vacate procedures in accordance with established policies and proceduresPromotes resident satisfaction and retention by ensuring a timely response to questions, requests, and complaints and taking appropriate action to resolve and address service issuesCoordinates periodic apartment inspections, evictions, and collecting late fees and other charges within the terms of the agreementMonitors payments and follows up on outstanding rent arrears following rent collection processes to meet business goals while promoting resident extensions and other revenue streamsDevelops capability of team members to meet key performance goals and future successionCoordinates with Learning & Development to ensure team member training is provided and implemented, and addresses performance if requiredWorks with the maintenance team to ensure the physical aspects of the community meet CS Living’s standards for overall appearance, and coordinates and inspects show and rent-ready units for market alignment and touring prospective residentsReviews and analyzes financial and other operational reports to identify and resolve issues impacting leasing performance, and accesses CS Living’s internal resources as needed to support solutionsEnsures the operation of the community complies with Company policies and procedures and any laws and regulations pertaining to fair housingKNOWLEDGE AND SKILLS REQUIREMENTSExperience successfully driving leasing/sales performance and managing operationsExperience motivating a team and a proven track record in delivering service excellence in a similar management role/environmentDemonstrable ability to coach and mentor team membersA strong team player but capable of working autonomously and taking ownershipFlexible approach to working in a fast-paced environment and adaptable to thriving in a changing environmentSelf- and culturally aware and able to adapt relationship-building, communication, and negotiation skills to suit the audienceFluent English verbal and written communication skillsExcellent organization skills with the ability to multitask and prioritizeNumerical skills necessary to complete the above activitiesEnthusiasm to deliver an exceptional experience to stakeholders and continuously improve knowledge of self and othersKnowledge of Yardi CRM, Voyager, Microsoft Office Suite, and key fob systems desiredWORK HOURSWill normally work a Monday–Friday schedule with rotating weekends; hours may vary to meet the business needs of the property.WORK LOCATIONOnsite at our properties.
