Position Overview

\n

We are seeking an experienced Senior Project Manager to lead ground-up commercial construction projects from preconstruction through final completion. This individual will oversee all aspects of project execution, including budgeting, scheduling, subcontractor management, client relations, and overall financial performance.

\n

\n

The ideal candidate has a strong background managing complex commercial construction projects, a proven track record of delivering ground-up builds successfully, and the leadership skills necessary to coordinate project teams while maintaining high standards for safety, quality, schedule, and profitability.

Key Responsibilities

\n

\n
• Lead ground-up commercial construction projects from preconstruction and planning through construction, commissioning, and final closeout.
\n
• Develop and manage project budgets, schedules, cost forecasts, cash flow projections, and overall financial performance.
\n
• Oversee subcontractor procurement, bid evaluations, contract negotiations, scope reviews, and buyout.
\n
• Coordinate with owners, architects, engineers, general contractors, subcontractors, vendors, and internal project teams to ensure successful project delivery.
\n
• Manage project schedules, identify potential delays, implement recovery plans, and maintain critical milestones.
\n
• Review construction drawings, specifications, scopes of work, and contract documents to identify discrepancies, risks, and opportunities for cost savings.
\n
• Oversee RFIs, submittals, change orders, requests for pricing, and other project documentation.
\n
• Monitor job costs, track commitments, manage billing, and provide accurate financial reporting and forecasting.
\n
• Lead regular project meetings and communicate project status, risks, schedule updates, and financial performance to key stakeholders.
\n
• Ensure compliance with applicable building codes, safety regulations, quality standards, and company procedures.
\n
• Identify and resolve field coordination issues, constructability challenges, and unforeseen site conditions.
\n
• Mentor and support Project Managers, Assistant Project Managers, Project Engineers, and other team members as needed.
\n
• Maintain strong client relationships and contribute to repeat business and long-term partnerships.
\n
• Drive projects toward successful completion while maintaining quality, safety, schedule, and budget expectations.

Qualifications

\n

\n
• 7+ years of commercial construction project management experience, with experience leading projects in a Senior Project Manager capacity preferred.
\n
• Demonstrated experience managing ground-up commercial construction projects from preconstruction through completion.
\n
• Experience overseeing projects such as office buildings, industrial facilities, warehouses, retail developments, multifamily, healthcare, or other large-scale commercial construction.
\n
• Strong understanding of construction means and methods, scheduling, estimating, budgeting, contract administration, and subcontractor management.
\n
• Proven ability to manage project financials, cost controls, forecasting, and change management.
\n
• Experience coordinating with owners, design teams, field personnel, subcontractors, and other project stakeholders.
\n
• Strong leadership, communication, negotiation, problem-solving, and organizational skills.
\n
• Proficiency with construction management software and scheduling tools such as Procore, Primavera P6, Microsoft Project, or comparable platforms.
\n
• Ability to manage multiple priorities in a fast-paced construction environment.
\n
• Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent industry experience will be considered.

Preferred Experience

\n

\n
• Experience managing large-scale, ground-up commercial projects with significant budgets and complex schedules.
\n
• Background working for a commercial general contractor.
\n
• Experience with design-build and construction management delivery methods.
\n
• Experience managing projects through site development, foundations, structural work, building envelope, MEP coordination, interior finishes, and final turnover.
\n
• A strong record of completing projects safely, on schedule, within budget, and to client expectations.
