Maintenance Supervisor - Yardly Waterset

Position Overview This role oversees and performs technical and mechanical work to ensure that the buildings, grounds, amenities, and common areas meet cleanliness, safety, and functionality standards. Responsibilities Assist and complete work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policy and code. Oversee and complete “make‑ready” process for vacant units including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspection. Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, and common areas. Periodically inspect work by service team members, contractors, vendors to assess quality and develop corrective plans. Maintain inventory of spare parts and materials, ordering supplies within budget. Carry out monthly preventive maintenance procedures per policy. Assist Community Manager in budgeting for repair/maintenance and capital projects. Support cost‑cutting by repairing rather than replacing parts when possible. Conduct safety meetings, maintain current MSDS sheets, compliance with OSHA and other regulations. Demonstrate customer service by treating residents with respect, handling complaints, and completing work efficiently. Qualifications High school diploma, GED, or related experience and training. Experience in property or building maintenance or a related trade. Must have own hand tools and be skilled in safe use of hand and power tools, mechanical equipment, measuring devices. Logical thinking to define and correct problems. Proficient in customer service and interpersonal communication. Strong written and verbal communication. Proficient with internet, word processing, spreadsheets, databases; experience with property management system preferred. Basic math skills for financial record keeping. Specialized Skills EPA certification Type I and II or Universal for HVAC sealed system work. All required state and local certifications. Valid driver’s license to operate a golf cart if applicable. Travel / Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl confined areas. Work inside/outside in all weather conditions. Push, pull, lift up to 25 lbs independently, up to 50 lbs with assistance. Local travel to meetings or training may be required. Flexible schedule including evenings, weekends, holidays. Compensation Hourly rate $32.00 - $34.00. Eligible for quarterly or annual bonus programs for corporate positions, weekly/monthly/quarterly bonuses for onsite positions.
