Compliance Specialist

Orbach Affordable Management is seeking a Compliance Specialist with a dynamic personality and strong people skills to support a multi-site affordable housing portfolio. The ideal candidate will have prior experience with Project-Based Section 8 and Low-Income Housing Tax Credit (LIHTC) properties

Key Responsibilities:

• Learn and apply HUD and LIHTC compliance program requirements
• Assist with processing move-in applications, recertifications, and annual certifications for affordable housing properties
• Create recertification packets, generate tenant notices, schedule certification interviews, and monitor file progress
• Train and support on-site Property Managers and office staff as needed
• Monitor the Enterprise Income Verification (EIV) system and complete bi-annual certifications
• Utilize OneDrive, Microsoft Office (Excel, Word, Teams), RealPage Compliance Services, and OneSite software for documentation, reporting, and file management
• Maintain accurate tenant files, EIV master binders, and waitlists in compliance with HUD and LIHTC regulations
• Conduct financial eligibility determinations, including income, asset, and medical expense calculations
• Monitor compliance deadlines, Annual Owner Certification Reports (AOCs), and MOR requirements
• Assist with audits from Syndicators, HUD, and housing agencies, including 8823 corrections
• Ensure adherence to Fair Housing regulations, Reasonable Accommodation Requests, and company policies
• Attend virtual and in-person meetings and travel between multiple sites as required
• Communicate effectively with team members and the Director of Compliance regarding ongoing issues, improvements, and reporting progress
• Perform additional responsibilities as assigned to support compliance operations
• This position is classified as salaried and exempt in accordance with federal and state wage and hour regulations.

Qualifications:

• Associate's degree required; varied educational backgrounds welcome
• Demonstrated experience working with Project-Based Section 8 and LIHTC properties
• Experience supporting compliance operations across multiple sites or portfolios
• Strong computer skills, including Microsoft Office (Excel, Word, Teams) and OneDrive; familiarity with RealPage and OneSite preferred
• Clear written and verbal communication skills with the ability to interact with diverse stakeholders
• Commitment to professional growth, learning, and collaboration
• Industry certifications such as HCCP, LIHTC, or BOS are a plus
• Ability to work in a fast-paced environment and adapt to changing priorities

This position requires regular travel between sites and may involve overnight stays for up to five (5) consecutive days.
