The Property Maintenance Technician performs routine and preventative maintenance for apartment and condominium properties, ensuring that building systems, units, and common areas remain safe, functional, and attractive. This role handles a variety of repairs, including plumbing, electrical, HVAC, appliances, and painting, while providing prompt, professional, and customer-focused service to residents across multiple locations.

Responsibilities

• Perform routine maintenance and repairs in apartment and condominium units, including plumbing, HVAC, electrical components, and appliances.
• Respond promptly to resident maintenance requests and address emergency issues in a timely and professional manner.
• Prepare units for move-in by completing detailed inspections, identifying needed repairs, and ensuring all work is completed to a high standard.
• Handle turnover of apartments, including repairs, painting, cleaning touch-ups, and minor renovations as needed.
• Maintain common areas and grounds to ensure they are clean, safe, and well-presented for residents and visitors.
• Document maintenance activities, repairs, and inspections accurately and maintain organized maintenance records.
• Follow established safety standards, procedures, and guidelines while performing all maintenance tasks.
• Communicate clearly and courteously with residents, colleagues, and supervisors to provide customer-focused service and resolve issues effectively.
• Travel to multiple properties throughout the day to complete scheduled and unscheduled maintenance tasks.
• Inspect building systems and report any recurring issues or larger repair needs to the appropriate contact.

• Hands-on experience in property maintenance, including routine and corrective repairs.
• Proficiency with plumbing tasks such as fixing leaks, unclogging drains, and replacing fixtures.
• Experience with HVAC maintenance and basic troubleshooting.
• General building maintenance skills, including minor electrical repairs and appliance servicing.
• Ability to perform painting and unit turnover work to prepare apartments for new residents.
• Facility maintenance experience in a residential or multi-unit housing environment.
• Ability to drive to multiple locations throughout the day to perform maintenance work.
• Strong customer service skills with a professional, resident-focused approach.
• Ability to follow safety standards and work independently with minimal supervision.
• Good organizational skills to manage multiple tasks and maintain accurate maintenance records.

• Experience working in apartment, condominium, or similar multi-family housing environments.
• Familiarity with basic building systems and components common to residential properties.
• Comfort using basic maintenance tools and equipment safely and effectively.
• Ability to prioritize tasks and adapt to changing maintenance needs throughout the day.
• Strong communication skills for interacting with residents and team members.

Work Environment

The role is hands-on and field-based, requiring regular use of standard maintenance tools and equipment and adherence to safety practices while working both indoors and outdoors.

Job Type & Location

This is a Contract position based out of Lake Oswego, OR.

The pay range for this position is $25.00 - $30.00/hr.
