Are you located in Summit County and looking for a shorter commute? Are you looking for a Property Manager role with a company that promotes training and development? This Property Manager position located in Breckenridge This position will support workforce housing for four different properties around 200 units. This person will run daily operations of each site and oversee an Assistant Property Manager and Maintenance staff.

Duties Include:

• Stay informed on local market trends, competitive properties, and industry developments throughout Summit County to support informed operational and leasing decisions.
• Ensure full compliance with Fair Housing, ADA, and other applicable regulatory requirements by maintaining current knowledge of evolving laws and best practices.
• Oversee the consistent application of LIHTC regulations and CHFA requirements, ensuring resident records are accurate, complete, and compliant across all assigned communities.
• Manage the full operational performance of a portfolio of 3–4 properties, ensuring property goals, resident satisfaction, and day-to-day business functions are executed effectively.
• Oversee all monthly financial activities, including financial reporting, accounts payable approvals, and analysis of property performance across the portfolio.
• Develop, administer, and monitor annual operating budgets, aligning expenditures with business objectives and identifying opportunities to improve financial performance.
• Coordinate the preparation, calculation, and reconciliation of annual rent and expense escalations to ensure accuracy and compliance with lease requirements.
• Monitor resident account receivables and delinquency trends, proactively engaging with residents to resolve outstanding balances while maintaining a professional and customer-focused approach.
• Collaborate with the leasing team throughout the lease lifecycle, supporting new lease executions, renewals, and occupancy-related initiatives to maximize asset performance.
• Maintain accurate lease documentation by preparing detailed lease abstracts, updating critical tenancy information, and ensuring records are properly maintained within MRI.
• Serve as a key liaison between property operations and leasing, helping to ensure lease transactions are implemented efficiently and in accordance with portfolio standards.
• Cultivate strong resident relationships by serving as a trusted and approachable point of contact, leveraging bilingual communication skills to effectively support Spanish-speaking residents and enhance the resident experience.
• Coordinate seamless move-in and move-out processes, providing clear communication, responsive service, and a positive experience throughout each transition.
• Oversee resident service requests from initial intake through final resolution, ensuring work orders are completed efficiently and resident concerns are addressed promptly across the portfolio.
• Create an engaging and welcoming community environment by fostering meaningful connections among residents and encouraging a strong sense of belonging within neighborhoods where residents often live, work, and socialize together.
• Coordinate and oversee maintenance operations and capital improvement initiatives across multiple properties, ensuring projects are completed on schedule, within budget, and to established quality standards.
• Establish and manage vendor partnerships, including contract negotiations, service agreement administration, and ongoing performance oversight to support operational objectives.
• Conduct regular property inspections to proactively identify maintenance concerns, safety issues, and operational deficiencies before they impact residents or property performance.
• Maintain audit-ready communities by organizing compliance documentation, monitoring property conditions, and ensuring all building activities are executed in accordance with company standards and regulatory requirements.

Requirements:

3+ years in property management

Strong knowledge of Fair Housing, ADA, LIHTC, and CHFA requirements

Financial/Budget experience
