Senior Project Manager Location: Kansas City, MO, US64106 Role Summary The Senior Project Manager will provide overall direction and leadership, and owns project outcomes for significantly complex projects and/or multiple projects. This position fully implements and manages the operation, profitability and administration of projects in support of the strategy, vision and values of JEDunn. Key Responsibilities Lead all aspects of the company’s safety culture and create awareness by demonstrating commitment to an injury‑free environment through individual actions and mentoring others. Manage the JEDunn pre‑start checklist form. Support the pre‑construction team including quantity takeoff, trade coordination, scope development, bid package development, schedule development, bid list creation and bid advertisement. Lead the plan and implementation of the buyout schedule, verify pricing and scope, identify successful bidders, provide gap analysis and manage issuance of subcontracts. Manage the submittal schedule setup. Coordinate priorities with the team; review and approve all shop drawings and samples prior to submittal to architects or engineers. Ensure approved submittals are returned to subcontractors and available to the project team per the project schedule and the contract. Coordinate with logistics to obtain pricing on materials and equipment. Consult risk management to ensure approval and/or bonding requirements for subcontractors. Review decisions with the project leader. Provide ongoing risk analysis of subcontractors throughout the project lifecycle. Coordinate the various stakeholders of the project including but not limited to subcontractors, owner, field, design team, vendors, etc. Disseminate change requests to subcontractors for pricing and schedule input. Gather and evaluate subcontractor pricing to confirm accuracy. Prepare, submit and obtain owner/architect approval for change requests. Lead various meetings such as monthly project reviews, progress meetings and OAC (Owner Architect) meetings. Complete monthly subcontractor and owner pay application process. Prepare the project schedule with the Project Superintendent, gather input from the project team and utilize Lean principles as appropriate. Develop and update the project schedule for both pre‑construction and construction activities. Identify potential schedule impacts including scope, weather, manpower and changes, and facilitate mitigation plans for these impacts. Provide appropriate written documentation for decisions affecting various aspects of the project such as budget, schedule, legal, quality and safety. Employ current best practices for documentation requirements. Provide a variety of regular reporting and analysis to the project team(s) to communicate overall project status and profitability. Prepare monthly cost and margin forecast with input from the superintendent and review with the project team. Participate in the development of the project budget. Regularly review costs relative to the budget, and highlight discrepancies to enable improved financial performance. Lead overall project closeout process using best practice standards, tools and processes such as the close‑out punch list, financials, sub contracts, warranties, etc. Interface with region/company legal counsel as appropriate. Additional Key Responsibilities Lead and participate in all aspects of the project‑specific safety plan. Understand the pre‑construction process from conceptual phase through GMP development. Complete estimating and productivity analysis. Lead or provide support to senior management for pre‑construction discussions with clients. Oversee the project team during the development of pre‑construction estimates. Identify, understand and actively manage project risks. Assist with the development and management of the project business plan to maximize financial success. Implement and manage components of the operation and administration of complex and/or multiple construction projects. Utilize awareness, experience and knowledge to identify problems and recommend solutions for review and implementation by the team. Manage deliverables from a variety of internal resources and functions such as IPS, logistics, self‑perform, etc. Engage in business, industry and community activities to build and strengthen external relationships. Review and approve expense reports. Negotiate project issues including change orders, contingency expenditures and appropriate fee enhancements. Complete scope review and bid analysis, including award of subcontracts. Collaborate with marketing team on related presentations and marketing activities. Lead, support and promote a culture of diversity and inclusion within JEDunn. Intermediate proficiency in MS Office. Application of construction management fundamentals to projects. Thorough knowledge of project processes and their support for successful completion. Ability to build relationships with team members that transcend a project. Intermediate proficiency in project management and accounting software such as CMiC. Intermediate proficiency in required construction technology. Intermediate proficiency in scheduling software. Intermediate proficiency in BIM (Building Information Modeling). Intermediate proficiency in applying Lean process and philosophy. Intermediate ability to manage budgets, maximize profitability and generate future work through building relationships. Ability to construct a project from start to finish. Ability to prepare the project budget, GMP or hard bid. Ability to complete range estimates. Ability to assist Marketing team with presentation and marketing activities. Ability to develop and manage a project team. Ability to build relationships and collaborate within a team, internally and externally. Education Bachelor’s degree in construction management, engineering or a related field. In lieu of the above requirements, equivalent relevant experience will be considered. Experience 10+ years construction management experience. Demonstrated success in executing multiple large or complex commercial construction projects and/or leading multiple project teams (Required). Preferred: Proven track record of successfully leading large‑scale projects with a value of $50M+. Working Environment Valid and unrestricted driver’s license required. Must be able to lift up to 25 pounds. May require periods of travel and/or relocation. Must be willing to work non‑traditional hours to meet project needs. May be exposed to extreme conditions (hot or cold). Assignment location may include project sites and/or in the office. Frequent activity: Sitting, viewing computer screen.
