POSITION SUMMARY

My client is seeking a data-driven Remodeling Estimator to serve as the financial and logistical backbone of their building projects. You will produce precise bids, manage a proprietary cost database, execute project buyouts, and drive continuous improvement through post-project analysis — all while communicating professionally with clients, trade partners, and the internal team.

KEY RESPONSIBILITIES

• Cost Estimating & Bidding: Produce accurate, detailed cost estimates and competitive bids using current labor, material, and subcontractor pricing.
• Specification Drafting: Translate project designs into precise, technical written specifications.
• Cost Database Management: Build and maintain a proprietary unit-price database for consistent pricing and rapid proposal turnaround.
• Project Buyout & Procurement: Execute the initial buyout phase, verifying specs and placing pre-orders for long-lead items such as windows and doors.
• Post-Project Job Autopsies: Conduct post-mortem financial analyses, comparing estimated costs to actuals to identify variances.
• Continuous Improvement: Keep the cost database dynamic and future bids aligned with real-world results.
• AI Integration: Explore and implement AI tools to automate data entry, draft specifications, and streamline documentation.

REQUIRED QUALIFICATIONS

• 3–5 years of remodeling estimation experience with a proven track record in procurement and systems building
• Expert understanding of residential construction techniques, trade sequencing, and all major systems and assemblies
• Strong ability to draft precise construction specifications that minimize ambiguity in legal contracts
• Experience conducting on-site inspections and detailed take-offs to generate profitable project budgets
• Logistical precision in tracking order timelines and managing long-lead material deliveries
• Genuine inclination to learn and apply AI tools to improve workflow efficiency
• Degree in Construction Management, Business Operations, or significant equivalent field experience
