Construction Project Manager - Mid-Level Hercules Fence of Maryland, LLC 8580 Mission Road Jessup, MD 20794 Salary: 90,000.00 - 110,000.00 USD / YEAR Hercules Fence is a premier fence and perimeter security company in the VA/DC/MD area. We are looking for a driven Project Manager who will be responsible for managing multiple projects simultaneously and providing exceptional client service. Core Job Functions Participate in project hand-off meetings – review and comprehend bid documents & project correspondence Negotiate contracts to clarify scope and minimize risk Prepare and negotiate sub-tier subcontracts as required Compile necessary information and support internal project setup Create and maintain well-organized project logs such as submittals, RFI’s, change orders, material, equipment, labor, punch lists, etc. Upon receipt of approved technical submittals, order materials, and coordinate the delivery Prepare and present project work orders to production – specs, drawings, details, inclusions, exclusions, schedule, budgets, etc. Communicate with production and meet with crews on-site as required Maintain Work in Progress (WIP) Reports, perform ongoing budget review, and post-project analysis Identify change order opportunities (price, qualify, negotiate, and manage the change in scope) Handle close-out documents (warranty, preventative maintenance, commissioning, service, operation and maintenance manuals, and as-builts) Provide and support the A/R Coordinator with billings and collections Key Project Management Skills Work well with customers, bringing a positive attitude, organizational skills, and concern for each project, ensuring the client remains the top priority Prioritize and meet deadlines with minimal supervision Demonstrate excellent verbal and written communication skills Maintain and track commitments Actively manage projects and display a highly responsive character Present a courteous and professional demeanor Job Requirements Minimal General Education High School Diploma College Degree Desirable Experience within the fencing and/or perimeter security industry preferred but not required Prefer 3-5 years of proven project management experience Experience working with federal contracts Other Requirements Must be located within the United States Experience with Bluebeam Be able to commute daily to the office and job sites as required Pass necessary background verification checks to gain access to Government worksites Valid driver’s license Hercules Fence of Maryland, LLC is a successful and diversified leader in our industry.
