Property ManagerThe Property Manager reports to the Senior Property Manager, General Manager or directly to the Regional Managing Director and is responsible for the overall management and maintenance for an assigned portfolio. The Property Manager is responsible for all financial aspects of the portfolio.ResponsibilitiesResponsible for the planning, budgeting, and control of operating and capital expenditures. Manages the preparation of annual budgets, forecasts, monthly reports, and variance reports.Supervises the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.Responsible for the compliance of all tenant lease agreements to ensure all obligations of the Landlord and Tenant are being met.Responds to tenant requests and needs and coordinates with the Property Management and Building Staff Teams to solve the issues. Maintains a strong relationship with the tenants.Oversees the selection and performance of vendor services, including preparation of request for proposals and service agreements. Monitors vendor performance to ensure compliance and standards established in the service agreement are being met.Supervises scheduling and facilitating maintenance with vendors and tenants.Maintains a strong relationship and regular interaction with Property Owners to ensure that objectives are being met.Performs property inspections on a regular basis and makes recommendations to maintain and enhance the asset.Supervises and manages team members to ensure exceptional performance is being achieved. The Property Manager is responsible for setting and attaining performance goals, as well as responsible for the development, coaching, and counseling of the team members.QualificationsEducation and Work Experience:Bachelor's Degree, preferably in business, real estate, or financeCommercial Real Estate Course Work and CPM or RPA designation a plusCandidate will possess four to seven years related experienceStrong understanding of commercial real estate, financial terms and principals and can analyze and conduct complex financial and business decisionsProven record of providing excellent internal and external customer serviceKnowledge and Skills:Ability to effectively resolve situations or complaints from tenants, employees, or managementProficient in Microsoft Word and ExcelExperience with Jenark, Yardi, MRI software and Kardin budgeting package a plusAbility to express ideas clearly in written and verbal communications, with the capability to create complex financial and business-related documentsStrong time management and organizational skills; must be detail orientedKnowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.Real Estate License:You shall have until 90 days from the Commencement Date to obtain your real estate license. Until such time as you are duly licensed, you will perform no services for which a real estate license is required. Upon becoming duly licensed, you will set forth on Schedule 1 each jurisdiction in which you are licensed and you will maintain your real estate license in good standing in each of the jurisdictions listed on Schedule 1. You are solely responsible for payment of all fees and dues and satisfaction of all educational and other requirements to maintain your professional licenses.
