Our client is a well-established residential general contractor specializing in high-end brownstone and townhome gut renovations throughout Brooklyn. Due to continued growth and a strong pipeline of work, they are seeking an experienced Project Manager to join their team.

Job Description

1. Manage all phases of high-end residential renovation projects.
2. Develop and maintain project schedules, budgets, and cost forecasts.
3. Coordinate closely with homeowners, architects, interior designers, and consultants.
4. Lead subcontractor bidding, procurement, and contract administration efforts.
5. Review construction drawings, specifications, and project scope requirements.
6. Oversee project financials, including change orders, billings, and cost tracking.
7. Collaborate with site Superintendents to ensure schedule, quality, and safety objectives are met.
8. Conduct regular client meetings and provide project status updates.
9. Identify and resolve project challenges, delays, and construction issues proactively.
10. Manage RFIs, submittals, permits, inspections, and project documentation.
11. Ensure projects are completed on time, within budget, and in accordance with client expectations.
12. Foster strong relationships with subcontractors, vendors, and industry partners.

The Successful Applicant

• 5+ experience working with a General Contractor as a High-end Project Manager
• Proven experience managing luxury residential renovation projects.
• Brownstone, townhouse, or historic renovation experience strongly preferred.
• Strong knowledge of residential construction methods, sequencing, and fine finishes.
• Experience overseeing projects valued between $1M-$10M+ preferred.
• Ability to read and interpret construction drawings and specifications.
• Proficiency with project management and scheduling software.
• Strong budgeting, forecasting, and change order management experience.
• Excellent communication and client-facing skills.
• Highly organized with strong problem-solving abilities.
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
