Primary Job Responsibilities * Manage day-to-day activities of project due diligence, feasibility budgets and schedules, planning and entitlement activities. Support programs established by the Area management team. * Assign and manage due diligence projects for the designated business unit or geographic area. Assess project risks and establishes consulting and engineering development activities. * Coordinate land planning with various municipalities, agencies and utility authorities. * Pursue zoning and land use changes thru public meetings and governmental hearings. * Manage all pre-acquisition land development budgets, schedules, and cash flow activities. * Review Purchase Agreements for necessary entitlement deal points and monitor compliance with terms. Aid in coordination of joint development agreements or joint venture. * Review design documents, site plans, improvement plans and plats for project coordination and accuracy. Determine availability requirements for all utilities, concurrencies, and impact fees. * Perform other duties as assigned. Career Level (M2) Organizational Impact * Plans and establishes goals and objectives for a team of professionals, with direct impact on the immediate or short-term operational results of the area. * Typically does not have budget accountability, but may manage day- to-day spreadsheets or elements of the budget (e.g., overtime for staff, expense monitoring) Leadership & Talent Management * Supervises a team consisting of professionals, typically at the entry or intermediate level. * Leads, directs and reviews the work of team members in order to accomplish operational plans and results. * Provides primary input to hiring, firing, promotion, performance and rewards decisions for direct reports. Knowledge & Experience * Requires basic management approaches such as work scheduling, prioritizing, coaching and process execution. * Typically requires specialized knowledge of technical or operational practices within assigned discipline. * Typically requires a University degree or equivalent experience and minimum 2-4 years prior relevant experience. Physical Requirements * Not applicable Pay Information $100,000 - $115,000 annually Hired applicant will be eligible to receive an annual bonus based on successful completion of defined performance objectives. In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 paid days off and employees with 10 or more years of service are eligible for up to 28 paid days off. Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays.
