Position Summary

We Want You To Make A Quarter Million Dollars.

Top producers in this role clear $250,000 a year. Most land between $150,000–$200,000. There is no cap on your commission. The only ceiling is how hard you're willing to work.

If you're the kind of salesperson who will pick up the phone, knock on a door, and show up to a stranger's kitchen table at 7 PM on a Saturday because that's when they're ready to buy, keep reading.

Pay

• $40,000/ yr recoverable draw
• $3,000 commission on every home sale, uncapped
• Realistic first-year earnings: $150,000-$200,000
• Top performers: $250,000+

What you'll actually be doing

This job is not 'sit in the model home and wait.' You build your own pipeline. That means:

• Calling, texting, and emailing current renters, 3 to 4 touches per prospect per day, or until they tell you to stop
• Knocking on doors. Actual doors. To speak to current residents about buying their home. Cold calling prospects and past renters going back two years to schedule a tour, 3-4 times per day, or until they tell you to stop
• Putting flyers on cars within a one-mile radius of the community, every week
• Building relationships with the people who are likely to become buyers or refer one to you: local schools, hospitals (especially nursing staff), libraries, Border Patrol, nearby military installations, car dealerships, etc.
• Meeting buyers when they're available: 5 PM to 8 PM on weekdays and weekends. If you want banker's hours, this isn't the seat.

What happens after you've got someone interested

• Schedule a tour when they're available
• Tour them through the available condo units
• Walk them through unit options, pricing, and financing
• Coordinate with lenders and title companies so the deal actually closes
• Keep every touchpoint logged in the CRM. Every call, every text, every door

You will not be successful in this role if

• You wait for leads to come to you instead of generating your own
• You're unwilling to work evenings and weekends
• You stop prospecting after one or two attempts
• You're not comfortable with rejection at the door and on the phone

You will be successful if

• You treat prospecting like it's your job, because it is
• You follow up relentlessly (within policy, see below)
• You don't let a 'no' from one prospect scare you from getting a 'yes' from another
• You show up when the buyer is ready, not when it's convenient for you
• You close

Contact & Compliance

• Prospects get 3-4 contact attempts (calls, texts, or emails) every day or until they ask you to stop, whichever comes first.
• Log every opt-out in the CRM immediately.
• You represent J19 Investment Company in every interaction; professional, honest, no exceptions.

What we're looking for

• High school diploma or equivalent; college coursework in business/marketing is a plus
• Prior residential real estate or condo/home sales experience is welcome
• Thick skin, strong follow-through, and a genuine hustle
• Valid driver's license and reliable transportation
• Ability to work evenings and weekends; this is non-negotiable

The environment

You'll be on your feet touring units, walking neighborhoods door-to-door, and standing at open houses. If that sounds like a grind, it is. It's also how you make $250,000 selling condos without a college degree.
