What You Will Do Lead and oversee all maintenance operations for the apartment community Diagnose and complete service requests, including HVAC, plumbing, electrical, appliance, and general maintenance repairs Prioritize, assign, and monitor work orders to ensure timely completion Oversee apartment turns, including scheduling, inspections, and quality control Supervise, coach, train, and support maintenance team members Maintain pools, grounds, amenities, and common areas to company standards Coordinate vendors and contractors for specialized repairs and capital projects Ensure preventative maintenance programs are completed consistently Maintain inventory and order supplies while managing maintenance expenses Deliver exceptional customer service through professional communication with residents Participate in the on-call rotation and respond to after-hours maintenance emergencies What You Will Bring Valid driver's license HVAC Certification (Required) Certified Pool Operator (CPO) Certification (Required) Three or more years of multifamily apartment maintenance experience Previous leadership or supervisory experience preferred Strong troubleshooting skills across HVAC, plumbing, electrical, appliances, and general maintenance Proven ability to lead, train, develop, and hold team members accountable Strong organizational, planning, and time management skills Excellent customer service and communication abilities Self-motivation, reliability, and exceptional attention to detail Why This Role Stands Out Lead maintenance operations for a large, high-performing apartment community Directly influence resident satisfaction, property performance, and team success Opportunity to mentor and develop maintenance professionals Long-term ownership means long-term investment in our communities and our people Stable company with opportunities for career advancement and professional growth Why You'll Love GIT At Gaines Investment Trust, we believe our people are our greatest investment.
