Project Manager I - Multifamily/Student Housing Construction

Project Manager I supervises and coordinates the completion of a project on time, within budget, and within the quality standards specified. This individual is responsible for ensuring day‑to‑day functions of the project are successfully completed without errors or omissions. Key responsibilities include: Manage all aspects of a single, large project including cost control, schedule management, subcontractor/supplier/labor relations, document control, etc. Ensure project documents are complete and compliant with code, design, and constructability requirements. Communicate project status, schedule and financial information to field and management teams. Initiate and maintain all required project schedules, scheduling tools and programs. Procure materials, tools and equipment needed for the project. Control costs, forecast spend and oversee buyout logs, change order logs, cost reports. Verify payment application processing and disbursement to subcontractors and suppliers. Prepare project status reports, including daily, progress, compliance reports and submittal packages. Coordinate punch‑out, pre‑final and final acceptances. Develop direct reports through performance monitoring, evaluation, mentoring, and promotion of positive morale. Ensure proper project turnover to Operations with documentation and training. Attend scheduled meetings as necessary. Education & Experience Minimum of 5 years’ experience in residential and mixed‑use building construction. Bachelor’s degree in Construction Management, Engineering, Building Science, Architecture, Business Administration or related field preferred. Experience with scheduling & job‑cost software such as Primavera/P6, Microsoft Project, Procore, Prolog. Minimum 3 years of direct supervisory experience. Preferred Knowledge, Skills & Abilities Ability to read and interpret blueprints, drawings, plans and financial reports. Strong analytical and problem‑solving skills. Ability to prioritize work, maintain accuracy and meet project deadlines. Strong organizational skills with attention to detail. Capability to lead, train and encourage a staff of project management professionals. Positive and collaborative attitude with strong interpersonal skills. Work Environment & Physical Demands Work is performed in a moderate‑noise environment. The position may require periods of overnight travel. The employee is required to stand, walk, sit, use hands, reach, climb, balance, stoop, kneel, crouch, crawl and talk or hear regularly. Compensation The base pay scale ranges from $89,700.00 to $120,000 annually, depending on market factors in the employee’s location. #J-18808-Ljbffr
