Maintenance Worker

GreenChimneys is a multi-faceted nonprofit organization helping young people tomaximize their full potential. Green Chimneys is home to over 300 farm animals,horses and unreleaseable wildlife. Within this setting, the Maintenancedepartment is hiring for full-time and per diem roles. The Maintenance Workermaintains a safe and clean work area, works cooperatively with all departments,may be asked to supervise and work with residential students or otheremployees, assists with snow removal, material pickups and other requests asneeded. Must have ability to work independently as well as knowledge of any ofthese skills: electric, plumbing, drywall repair, masonry work, carpentry andgrounds keeping. This position includes a schedule of Tuesday throughSaturday. Perform General BuildingMaintenance and Repairs Complete routine andpreventative maintenance tasks throughout residential, commercial, orinstitutional properties. Respond to maintenance requestsin a timely manner and troubleshoot facility-related issues. Maintain tools, equipment, andwork areas in a safe and organized condition. Perform minor carpentry repairsincluding doors, trim, cabinetry, shelving, handrails, fencing, anddrywall repairs. Repair or replace damagedhardware, locks, hinges, and fixtures. Assist with installation andassembly of furniture, equipment, and building components as needed. Light Plumbing Inspect, repair, and maintainplumbing fixtures such as faucets, toilets, sinks, and drains. Address minor leaks, clogs, andwater flow issues. Perform routine inspections toidentify potential plumbing concerns before they become major problems. Basic Electrical Maintenance Replace light bulbs, ballasts,switches, outlets, and lighting fixtures as permitted by regulations. Inspect electrical systems forsafety concerns and report issues requiring licensed electrical work. Maintain emergency lightingsystems and ensure proper operation of electrical equipment. Painting, Drywall, and SurfaceFinishing Prepare surfaces for paintingthrough patching, sanding, and priming. Perform drywall repairs,including taping, mudding, and compound application to restore walls andceilings. Paint interior and exteriorsurfaces to maintain a professional appearance and protect buildingassets. Playground and Recreation AreaInspections Conduct regular inspections ofplayground equipment and recreational areas to ensure safety andcompliance with applicable standards. Identify and address hazardssuch as damaged equipment, loose hardware, trip hazards, or unsafesurfaces. Maintain inspection records andcoordinate repairs when necessary. Landscaping and GroundsMaintenance Maintain exterior groundsthrough mowing, trimming, weed whacking, edging, pruning, and debrisremoval. Monitor landscaping conditionsand assist with seasonal property maintenance. Ensure outdoor areas are safe,clean, and presentable for residents, employees, or visitors. Fire and Life Safety Inspections Conduct routine inspections offire extinguishers, exit signs, emergency lighting, fire doors, andrelated life safety equipment. Ensure safety equipment isaccessible, properly maintained, and compliant with applicableregulations. Document inspections andpromptly report deficiencies requiring corrective action. Assist with fire safety testing,drills, and emergency preparedness procedures. AdditionalResponsibilities Snow and Ice Removal Perform snow removal and icecontrol operations on sidewalks, parking lots, entrances, driveways, andother property areas to ensure safe access during winter weatherconditions. Operate snow blowers, plows,spreaders, shovels, and other snow removal equipment as required. Apply salt, sand, or otherde-icing materials to prevent hazardous walking and driving conditions. Respond to snow and ice eventsoutside of normal business hours, including early mornings, evenings,weekends, and holidays as necessary. Emergency and After-HoursMaintenance Response Respond to emergency maintenancesituation and urgent repairs outside of regular working hours as needed. Address issues such as plumbingleaks, electrical outages, storm damage, heating and cooling failures,safety concerns, and other facility emergencies. AdditionalJob Requirements Work Schedule Flexibility Must be willing and able to workflexible schedules, including evenings, weekends, holidays, and extendedhours during emergencies, severe weather events, or operational needs. Position may require workingoutdoors for extended periods in varying weather conditions, includingheat, rain, snow, and cold temperatures. Ability to respond to urgentsituations with little advance notice. UpdatedDriver Requirement Valid driver's license with aclean driving record required. Must be able to safely operatecompany vehicles, trucks, trailers, and maintenance equipment. Driving record must meet companyinsurance and safety standards. Preventative Maintenance Programs Follow established preventativemaintenance schedules for building systems, equipment, and grounds. Maintain accurate records ofinspections, repairs, and maintenance activities. Identify opportunities toimprove equipment reliability and facility operations. Health and Safety Compliance Adhere to all workplace safetypolicies, procedures, and regulatory requirements. Use appropriate personalprotective equipment (PPE) and maintain a safe work environment. Report unsafe conditions,accidents, and maintenance concerns promptly. Vehicle Operation andTransportation Safely operate company vehiclesto transport tools, equipment, and materials between sites. Maintain compliance with companyvehicle policies and safe driving practices. Must possess a valid driver'slicense and maintain a clean driving record. Qualifications Experience in generalmaintenance, building operations, or a related field preferred. Working knowledge of lightcarpentry, plumbing, electrical, painting, and grounds maintenance. Ability to use hand tools, powertools, and maintenance equipment safely and effectively. Strong problem-solving skills andability to work independently with minimal supervision. Ability to lift, carry, push, andpull materials and equipment as required. Valid driver's license with aclean driving record required. Ability to pass backgroundscreening and other employment requirements as applicable. Satisfactorily meets therequirements for employment at Green Chimneys (reference checks, DMVreference check, SCR, drug screen, and Agency drive course) Education/Experience High School Diploma or Trade/Vocational school graduate Experience and skills inelectric, plumbing, carpentry, drywall repair, masonry work and groundskeeping Valid Driver’s license ( Asrequired in Agency Driving Procedures) Satisfactory completion of agencyrequirements (reference checks, DMV reference check, SCR, drug screening,and agency driver course) A valid driver's license with nomajor moving violations or serious driving infractions is required. Physical/MentalRequirements (ADACompliance) In order to perform the essentialduties of the job, the incumbent must be able to speak, hear and see. Must have the ability to worklong hours, in a hectic environment, often under pressure. Walking, climbing, standing,stooping, kneeling, sitting, reaching, lifting (maximum of 30lbs.)carrying, pushing etc. Must be capable of withstandingall aspects of weather related conditions This is afull time benefit eligible position.
