Vue at Pinnacle ParkPosition Summary:As a Service Manager POD, you are a multi-faceted maintenance professional dedicated to providing quality service in a timely manner to our residents and communities. This role is responsible for leading and assisting the team to execute all maintenance aspects of your community. This position may provide service leadership support across multiple communities within an assigned region and must be adaptable to varying operational needs. A successful Service Manager POD is able to manage their teams’ time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary Responsibilities:Perform and oversee daily service requests within assigned communities, ensuring timely and high-quality completionPerform and oversee advanced system repairs including electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etcSupport and execute unit turns to maintain make-ready timelines, including painting, drywall repair, trash out, mechanical, plumbing, and electrical repairsExecute daily, weekly, monthly service schedules as designated by Area Service Manager or Community DirectorPerform timely pre-move-out inspections with Community Director as neededFoster a culture of accountability, teamwork, and service excellenceProvide hands-on leadership and skill development to the entire maintenance team to strengthen technical capability, accelerate repair timelines, and consistently deliver quality workmanship Address staff performance concerns promptly, including documentation and evaluations, and communicate updates to the Area Service Manager and Community DirectorComplete and supervise detailed carpentry, drywall, and interior/exterior painting workLead and participate in preventive maintenance and property improvement projects in conjunction with Area Service ManagerProvide hands-on leadership and skill development to the maintenance team to optimize repair efficiency and ensure quality standards are consistently metPrioritize daily service assignments and provide hands-on support as neededSchedule and coordinate timely completion of work orders with maintenance staff and vendorsConduct and lead regular property inspections and take immediate corrective action to ensure vacant units, common areas, amenities, and grounds meet Weidner quality standardsPerform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal, where applicableSupervise and assist with cleaning pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicableMaintain accurate documentation of all replacements and on-site purchases, including product warranty informationMust utilize personal cell phone and specified apps as part of your daily roleMust take part in the on-call rotation, as scheduled / neededMust use personal vehicle to go between properties and pick up supplies as assigned during work hoursEnsure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standardsAssist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive informationQualifications:3+ years maintenance experience requiredExperience leading work crews, delegating and staff supervisionExperience in technical training and developing othersHigh mechanical aptitude requiredAble to lift and carry up to 80 pounds/36.3 kg, climb ladders and climb multiple flights of stairs at a timeAble to use appliance dolly, push/pull up to 200 pounds/90.7 kgAble to work outdoors in all weather conditionsAble to be on feet constantly for entire work shift, if applicableStrong knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systemsHVAC, CPO, EPA certification required, when applicableIndustry designations, CAMT desiredComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi, HappyCo and Paycom experience preferred; Willing and able to learn new software programsFollow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal lawsPrompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work overtime as requestedWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesDriver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will workPay: $65,000.00 - $68,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceEmployee discountHealth insurancePaid time offVision insuranceWork Location: In person #J-18808-Ljbffr
