Preconstruction Manager

*** The base salary range for this position is $140K–$200K. About Dobco Dobco is a leading New Jersey general contractor with over 35 years of experience delivering complex construction projects throughout the state. We currently have over 27 active projects across New Jersey, ranging from $30 million to $250 million. Our portfolio includes K-12 schools, higher education, municipal and government facilities, and other large-scale public and private construction. Position Summary We are seeking an experienced Senior Preconstruction Manager to lead preconstruction for complex projects throughout New Jersey. This individual will work with owners, architects, engineers, estimators, and project teams from early design through procurement and award. The ideal candidate will have strong institutional or commercial experience with estimating, constructability, value engineering, subcontractor solicitation, budgeting, scheduling, and overall preconstruction strategy. Key Responsibilities Lead preconstruction from conceptual design through bid, GMP, and project turnover. Develop conceptual, schematic, and final estimates, budgets, and cost analyses. Lead value engineering efforts and identify cost-saving opportunities. Perform constructability reviews and identify design conflicts, scope gaps, and project risks. Work with owners, architects, engineers, and consultants to evaluate design options and costs. Solicit, level, and analyze subcontractor and vendor bids. Prepare bid packages, scopes of work, and subcontractor leveling sheets. Assist with project schedules, phasing, logistics, and construction sequencing. Review drawings, specifications, and contract documents for risks and opportunities. Participate in owner and design-team meetings and present estimates and VE recommendations. Coordinate the transition from preconstruction into project operations. Mentor and support other preconstruction and estimating team members. Qualifications 8+ years of experience in preconstruction, estimating, or construction management. Proven experience leading preconstruction for institutional or commercial projects. Strong experience with value engineering, conceptual estimating, budgeting, and constructability. Experience with projects valued at $30 million or greater preferred. Strong understanding of construction means and methods, sequencing, and subcontractor scopes. Ability to read and interpret architectural, structural, MEP, and civil drawings and specifications. Strong NJ and/or NY subcontractor and vendor relationships preferred. Excellent communication, analytical, organizational, and negotiation skills.
