Maintenance Supervisor - Summerwell Avian Pointe

Key Responsibilities Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots and other common areas to ensure they reflect the high quality of the community and Greystar standards. Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspect work performed by contractors, vendors and other service providers to verify that the work, materials and services meet quality standards, scope and specifications as required. Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment. Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety‑related laws and requirements to ensure community compliance. Demonstrate customer‑service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency. Qualifications and Skills High school diploma, GED, or related experience and training. Experience in property‑management maintenance, other building maintenance or a related trade. Must provide own hand tools unless prohibited by state law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices. Ability to apply principles of logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems. Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors, and answer questions related to department operating policies. Proficiency in internet, word processing, spreadsheet and database management programs and property‑management‑system experience preferred. Mathematical skills necessary to add, subtract, multiply and divide numbers, decimals and fractions to review and complete financial, administrative and legal documents. Specialized Skills and Certifications EPA TypeI andII or Universal certification if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc. All certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. Physical Demands & Travel Must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas for extended periods. Must be able to work inside and outside in all weather conditions. May be required to push, pull, lift and maneuver weights of up to 25pounds independently and 50pounds with assistance. Local routine travel may be required for business meetings, training and other job‑related activities. Must be able to work a flexible schedule, including calls during evenings, weekends and holidays. Compensation Hourly rate: $28.00 – $30.00. Eligible for quarterly or annual bonus programs for corporate positions; eligible for weekly, monthly or quarterly bonus programs for onsite positions.
