Area Vice President -Property Management

29th Street Property Management is seeking an accomplished Area Vice President to provide executive leadership across a significant portfolio of multifamily communities throughout Kentucky, Ohio, and North Carolina . This is a high-impact leadership opportunity for a strategic and results-oriented multifamily executive who can translate business strategy into operational performance, develop high-performing leaders, strengthen ownership relationships, and drive long-term value across a diverse portfolio. The Area Vice President will serve as a key member of the property management leadership team, partnering closely with Asset Management, Development & Acquisitions, Human Resources, Legal, and other corporate functions to maximize portfolio performance and advance company objectives. In this role, you will have broad responsibility for the financial, operational, and organizational performance of your assigned portfolio. You will lead through Regional Area Managers and property leadership teams, establishing clear expectations, developing talent, identifying opportunities for improvement, and creating accountability for results. Success in this role means delivering strong financial performance while maintaining exceptional standards for resident experience, asset preservation, compliance, employee engagement, and client relationships. Key Areas of Leadership Portfolio Strategy & Financial Performance Translate asset strategy into actionable operating plans in partnership with Asset Management. Drive portfolio performance against budgets, forecasts, KPIs, NOI, revenue, and expense objectives. Identify opportunities to maximize revenue, ancillary income, and overall asset performance. Oversee annual budgeting and monthly forecasting processes. Develop and execute action plans for underperforming assets. Evaluate capital improvement opportunities and ensure appropriate use of reserves and capital funding. Establish strong financial accountability across the portfolio. Operational Excellence Provide strategic oversight of a geographically diverse portfolio of multifamily communities. Establish high standards for property operations, customer service, curb appeal, and asset preservation. Conduct regular property visits and ensure appropriate follow-through on operational opportunities. Drive effective marketing, leasing, retention, and revenue strategies. Ensure properties maintain compliance with company standards and applicable regulatory requirements. Partner with internal teams to support acquisitions, new construction, and third-party management opportunities. Lead by example and champion the 29th Street culture. Develop, coach, and empower Regional Area Managers and property leadership teams. Build a strong leadership pipeline and identify opportunities for succession and career development. Establish clear expectations, accountability, and performance standards. Partner with Human Resources on talent strategy, employee relations, performance management, and leadership development. Foster a culture of collaboration, accountability, continuous improvement, and high performance. Ownership & Strategic Partnerships Build and maintain trusted relationships with owners, investors, lenders, insurance representatives, and other key stakeholders. Serve as a strategic advisor to ownership partners and ensure their objectives are understood and effectively executed. Ensure timely, accurate, and insightful reporting to clients and ownership. Partner cross-functionally to resolve challenges and identify opportunities to create value. Organizational Leadership Collaborate with corporate support functions to drive company-wide initiatives and strategic priorities. Serve as a key liaison between Property Management and Development & Acquisitions. Provide operational and market insight related to acquisitions, development, and new management opportunities. Partner with Legal Counsel on property-related matters and litigation. Champion best practices and continuous improvement across the portfolio. The successful candidate will be a strategic business leader first and a multifamily operator second —someone who can see the big picture while understanding the operational details that drive performance. WHAT WE'RE LOOKING FOR 5+ years of progressive multifamily/property management experience , with significant leadership responsibility. Demonstrated experience overseeing multiple communities, regions, or a large multifamily portfolio. Proven success leading and developing Regional Managers or other senior property management leaders. Strong understanding of multifamily financial performance, budgeting, forecasting, NOI, revenue management, and expense control. Exceptional leadership, communication, and relationship-building skills. Strong business acumen and strategic decision-making capabilities. High level of professionalism and executive presence. Ability to influence, collaborate, and lead across a complex organization. Strong change-management and problem-solving skills. Bachelor's degree in Business, Real Estate, Finance, Property Management, or a related field preferred. Master's degree, CPM/CAPS designation, or real estate broker's license is a plus. Valid driver's license and reliable transportation required. Willingness to travel throughout the assigned portfolio. WHY 29TH STREET?
