Project Manager – Commercial Caulking & Sealants

Location: Phoenix, AZ | Schedule: Monday–Friday, 6:00 AM – 3:00 PM | On-Site
Industry: Commercial Construction 

We’re working with the owners of a highly respected, locally owned subcontractor specializing in Caulking, Waterproofing, Joint Sealants, and Firestopping to hire a  Project Manager based in Phoenix, Arizona .

This is a hands-on role that requires strong field knowledge, coordination skills, and the ability to manage commercial projects from estimating through completion. The ideal candidate will bring a positive attitude, strong communication skills, and ideally a minimum of 5 years of experience in both estimating and project management within commercial construction—specifically in caulking, waterproofing, and firestopping .

Position Overview

As the Project Manager, you’ll manage all aspects of commercial projects—from performing takeoffs and developing estimates to overseeing budgets, schedules, and field coordination. You’ll work directly with general contractors, field crews, and vendors to ensure that jobs are completed efficiently, safely, and to the company’s quality standards.

Key Responsibilities

• Estimating & Preconstruction
  • Read and interpret architectural drawings, specifications, and scopes of work.
  • Perform accurate material takeoffs and create detailed labor and cost breakdowns.
  • Develop and submit clear, competitive bids for commercial caulking, waterproofing, and firestopping projects.
  • Participate in pre-bid and scope review meetings and communicate clearly with clients and internal teams.
  • Use estimating tools and software (Bluebeam, Procore, Microsoft Excel) to maintain accuracy and efficiency.
• Project Management
  • Run awarded projects from start to finish, managing budgets, schedules, and field coordination.
  • Plan daily work, assign tasks, and oversee field personnel to ensure timelines and quality standards are met.
  • Track project budgets, labor, and materials; proactively address issues as they arise.
  • Maintain positive relationships with general contractors, vendors, and team members.
  • Ensure compliance with safety standards, specifications, and project requirements.

Required Experience & Skills

• 3–8 years of experience in commercial construction, ideally with direct trade experience in caulking, waterproofing, or firestopping .
• Proven experience in both estimating and project management .
• Ability to read and interpret architectural plans and specs .
• Proficiency in Bluebeam , Procore , and Microsoft Office (Excel, Outlook).
• Strong communication and coordination skills with the ability to manage people and priorities.
• Excellent organizational and time management skills; reliable and punctual.
• Must reside in the Phoenix area (local candidates only).

Additional Requirements

• Must be able to pass a drug screening and motor vehicle record (MVR) check
