National Strategic Sourcing Manager

The National Strategic Sourcing Manager plays a critical role in advancing enterprise-wide procurement strategy by developing and managing high-value regional and national supplier relationships. This role partners closely with the Director of National Strategic Sourcing and Corporate VP of Purchasing to drive cost optimization, value creation, and supply chain excellence across divisions. The position serves as a key connector between corporate strategy and division execution, ensuring alignment, consistency, and continuous improvement in sourcing practices.Key ResponsibilitiesStrategic Sourcing & Supplier ManagementDevelop, negotiate, and manage strategic partnerships with regional and national suppliers, subcontractors, manufacturers, and distributorsIdentify and define optimal inbound supply chain of products and suppliers for category coverageLead sourcing initiatives across key spend categories, delivering cost savings, improved service levels, and risk mitigation. Own new product rollout process including contracting and option code strategiesConduct market analysis to identify trends, innovations, and opportunities that impact sourcing strategies and product offeringsEvaluate supplier performance and drive accountability through KPIs, scorecards, and continuous improvement initiativesContracting & NegotiationNegotiate and execute national and regional agreements on behalf of operating divisionsIdentify and implement rebate programs and value-added supplier incentives; manage renewals and new opportunities in partnership with Corporate PurchasingEnsure contracts align with company objectives, compliance standards, and operational needsCross-Functional CollaborationPartner with Division Purchasing Leaders to ensure adoption and execution of national agreements and sourcing strategies. Engage in recurring field visits with divisions to drive better “boots on the ground” understandingAct as a liaison between corporate leadership and divisions to communicate product updates, supplier changes, and market intelligenceSupport Design Center optimization efforts, including product selections and enhancements aligned with strategic sourcing goalsProgram & Process ManagementManage rebate tracking systems (e.g., RebatePros or similar tools) and ensure accurate reporting and financial captureContinuously monitor supplier offerings, manufacturer updates, and market shifts to proactively adjust sourcing strategiesDrive process improvements to enhance efficiency, standardization, and scalability across the procurement functionQualificationsSkills & CompetenciesStrong strategic thinking and negotiation skills with a proven ability to deliver measurable cost savings and valueExcellent interpersonal and relationship management skills, with the ability to influence stakeholders at all levelsHigh degree of professionalism, discretion, and business acumen in handling complex and sensitive situationsAdvanced proficiency in Microsoft Excel and strong working knowledge of PowerPoint and Word (data analysis and modeling required)Exceptional organizational skills with the ability to manage multiple priorities in a fast-paced environmentDetail-oriented with strong analytical and problem-solving capabilitiesEducation & ExperienceBachelor’s degree in Business, Supply Chain Management, Construction Management, or related field (or equivalent experience)Minimum of 5+ years of progressive experience in purchasing, sourcing, or supply chain management within the residential homebuilding industryExperience working with national or regional homebuilders and managing large-scale supplier relationships preferredFamiliarity with rebate management platforms (e.g., RebatePros) is a plusAdditional RequirementsBased at corporate headquarters in Rockville, MDAbility to travel approximately 25–30% for supplier meetings, division support, and industry engagementValid driver’s license requiredWhy This Role MattersThis role is a key driver of enterprise value, directly influencing cost structure, supplier partnerships, and product innovation across the organization.
