Project Manager

Project Manager - Commercial Construction Location: Columbia, SC Employment Type: Full-Time Job Summary We are seeking an experienced Project Manager to oversee commercial construction projects from pre‑construction through project closeout. The ideal candidate will have a strong background in project planning, scheduling, budgeting, procurement, contract administration, and client relationship management. This role requires excellent organizational, leadership, and communication skills, along with the ability to manage multiple projects while ensuring they are completed safely, on time, within budget, and to the highest quality standards. Key Responsibilities Coordinate project planning, scheduling, budgeting, and project execution. Manage material procurement to ensure timely delivery in accordance with project schedules. Review and respond to Requests for Information (RFIs) from clients, vendors, and subcontractors. Oversee contract administration, project documentation, and closeout requirements. Coordinate with project teams to identify scope changes and prepare change orders when necessary. Work closely with engineering, design, and detailing teams to ensure timely submittals and project coordination. Lead and facilitate pre‑construction planning meetings. Review construction drawings, specifications, shop drawings, and contract documents for completeness and accuracy. Identify field changes and ensure accurate as‑built documentation. Track project schedules, budgets, cost variations, and support monthly project reporting. Maintain strong relationships with clients, subcontractors, vendors, and internal teams. Monitor project progress and proactively resolve issues to minimize delays and risks. Travel to project sites as needed to conduct site visits, coordinate project activities, and meet with project stakeholders. Qualifications 5-10 years of experience in commercial construction project management. Proven experience managing projects from pre‑construction through project closeout. Strong ability to read and interpret construction drawings, specifications, shop drawings, contracts, and bid documents. Experience managing project budgets, schedules, procurement, RFIs, submittals, and change orders. Strong financial acumen and project cost management skills. Excellent communication, negotiation, organizational, and leadership abilities. Ability to manage multiple projects simultaneously in a fast‑paced environment. Bachelor's degree in Construction Management, Engineering, Architecture, Business Management, or a related field preferred. Equivalent industry experience will also be considered. Preferred Qualifications Experience managing historical restoration projects is a plus. Proficiency with project management software such as Bluebeam, HeavyJob, Microsoft Project, or similar construction management platforms. Strong client‑facing experience with the ability to collaborate effectively with owners, architects, engineers, subcontractors, and vendors.
