The Senior Project Manager (SPM) will lead large, complex mechanical and plumbing projects from preconstruction through turnover. The role is responsible for project financials, schedule, quality, safety, client management, and team leadership. The SPM also mentors junior staff and contributes to project strategy, risk management, and owner communications.

Key Responsibilities

Project Leadership & Strategy

• Lead large-scale mechanical/plumbing projects (data centers, semiconductor, healthcare, commercial).
• Serve as the primary client contact; ensure alignment on scope, schedule, and expectations.
• Drive planning, logistics, procurement, and risk management.

Preconstruction & Technical Support

• Participate in estimating, budgeting, value engineering, and design coordination.
• Review drawings, specifications, BIM models, and submittals.
• Collaborate with engineering, VDC, prefabrication, and QA/QC teams.

Project Financial Management

• Own project budgets, forecasts, margin analysis, and cost control.
• Manage subcontractor and vendor procurement, buyout, and contracts.
• Oversee pay applications, change orders, billing, and financial reporting.

Field Coordination & Execution

• Work with field leadership on manpower planning, productivity, and installation sequencing.
• Ensure correct installation of mechanical and plumbing systems (chillers, boilers, piping, ductwork, controls, specialty systems).
• Resolve RFIs, coordination issues, and field challenges efficiently.

Safety, Quality & Compliance

• Champion DSI safety standards and enforce safe field operations.
• Maintain QA/QC procedures, inspections, and commissioning requirements.
• Ensure compliance with codes, specifications, and industry best practices.

Project Closeout

• Lead commissioning, start-up, testing, and turnover.
• Oversee punch lists, documentation, O&M manuals, and warranty initiation.

Team Leadership & Development

• Mentor Project Managers, Engineers, and Coordinators.
• Foster a collaborative, high-performance team culture.
• Support business development through strong client relationships and repeat work.

Qualifications

Required

• 8–12+ years in mechanical or MEP project management.
• Proven experience managing large, complex mechanical/plumbing scopes.
• Strong technical knowledge of HVAC, piping, hydronics, plumbing systems, and MEP coordination.
• Experience with BIM, VDC, and prefabrication workflows.
• Proficiency with construction software (Bluebeam, Procore, MS Project, etc.).
• Strong financial management skills: budgets, P&L, forecasting, change management.
• Excellent communication, leadership, and client-relations skills.

Preferred

• Experience in mission-critical, semiconductor, or large healthcare projects.
• Degree in Mechanical Engineering, Construction Management, or related field.
• OSHA 30, LEED, or PMP certifications.
