Top 5 Responsibilities: Overseeing any person’s access and interaction with the project site, whether that’s a client, a subcontractor, a city inspector or even a child/pet. Inspecting subcontractor’s work and ensuring it meets project specifications and quality standards Guiding an assigned project from contract signing or formal bidding to final walk-through with Customer or Senior Project Manager. Creating or adhering to an appropriate project timeline that is clearly communicated to Customer and Senior Project Manager. Ensuring cost and timeline accuracy and adhering to the projects budget outlined in the contract. Role Explained: This role is a combined role of a traditional project manager and superintendent. Meaning, you are not only responsible for customer interactions on a weekly basis (weekly email or BuilderTrend Portal) but you are also responsible for managing subcontractors to complete the project. You are responsible for the construction and the customer. You are responsible for meeting with any new client as needed by the Construction Manager. You are responsible for creating an itemized bid for any customer job you are assigned and present to the customer with the Construction Manager. You are responsible for creating a project timeline for the customer and Construction Manager. You are responsible for updating the customer about their projects every week (weekly email or BuilderTrend Portal) You are responsible for coordinating with the following contractors to fulfill a project from contract to closer. Architect - maintaining communication and getting plans on time and submitted Structural Engineer - maintaining communication and submitting plans 6th Ave Designer - scheduling and maintaining communication throughout the project Subs - scheduling and making sure they are on time and under budget with project You are to coordinate all 6th Ave customer value-adds touchpoints with the Construction Manager for your specific job and to make sure that the client is receiving these items. You are in charge of final customer walk-thru (Punch) upon completion of the project. Prior to the client's final walk through, you must complete a full function check to identify and resolve issues before the final punch. You are a "yes first" individual and always looking for ways to get the customer what they want "Yes, we can do it for X amount..." You are to be an expert at BuilderTrend and have every customer project updated on a weekly basis for each project in the form of a weekly email OR through their BuildTrend Portal You are responsible for following the design plan and selection, give Design and Architecture the opportunity to be involved at important steps in the process You are responsible for following the architectural floor plans or construction design, give Design and Architecture the opportunity to be involved at important steps in the process You are responsible for hiring each subcontractor on site and staying open to new subcontractors that can be developed to improve the 6th Ave repertoire. You are responsible for paying every subcontractor on time. You are responsible for the overall quality of the project. You are responsible for the overall budget of your project and making sure that you stay under budget You are responsible for the overall timeline and making sure you stay on schedule You are to oversee all material ordering and scheduling, including overseeing designers ordering if applicable. You are in charge of submitting all plans to the city and in charge of all necessary city permitting for your project; pushing them through to get approval. You are responsible for meeting with city inspectors to pass all inspections You are to make sure the 6th Ave Homes sign is in each yard with a team members phone number and that there is a functioning lock box Optional but encouraged to Attend all weekly Construction Meetings When bidding jobs, if any bid comes in over the budget, you are to get 3 more bids to compare in order to get under the budget You are not to ever bring up a construction related problem without having at at least one solution You are responsible for keeping the contractor database updated with correct contact information You are responsible for having each contractor that works on your job site to fill out W-9 Form Lien Release; once job is completed Liability Waiver Form COI with 6th Ave Homes names as additionally insured You are to hold all budget and timeline mistakes to less than a 10% contingency rate Confirm and schedule all contractor start dates 1 week prior to start Make sure all ordering is completed and shipped before the start date of that material being needed You will never let a contractor get ahead of you in payments or pay them when work has not started or been completed You are ultimately responsible for managing expectations and the customer’s satisfaction of the project Additional Responsibilities For Review: You are responsible for following the Senior Project Manager’s leadership on assigned projects You are responsible for going to each job site 3-5 times a week 1-3 times a week and checking on the progress Your job is to troubleshoot major construction problems as well as day to day operations with your Senior Project Manager Compensation Pay: $22.00 per hour.
